The aim of this article is the analysis of the phenomena occurring on the office space market. The space market was indicated as determining the behaviour of developers and the asset market. The analysis of the space market, however, cannot be done without observing the decision conditions of the lessee, such as: the choice of the location, the choice of the class of the office space, changes in the work practices or the correlation between the space taken up by the company and the level of its business activity. Conditions on the space market in the 4Q Dipasquali-Wheaton model gained the importance of a basic factor, defining the height of the rate of capitalization being de facto the rate of the refund of investment in the commercial real estate. In the article the office space market in Warsaw in the years 2000-2004 was analysed according to the principles in the model.

The article continues the discussion on the authorship of the chronicle written in the Cistersian monastery in Oliwa near Gdansk. It is usually accepted that it was the work of abbot Stanislaw (known from the sources between 1330 and 1350). The article brings some new arguments for this thesis and a number of new details about the career of Stanislaw (who should be identified with a monk appearing between 1321 and 1323). The chronicler most probably came from a family of Pomeranian knights. The sentence in the chronicle about inconstancy of Poles (chapter 43) may therefore be treated as an expression of a widely held opinion among the knights of Gdansk Pomerania. The reason for it was probably the fact that in 1308-1309 the duke of Poland, Wladyslaw the Short, left Pomerania without help when it was faced with aggression from Brandenburg and the Teutonic Knights.
