Współczesne użytkowanie historycznie ukształtowanych obszarów miasta jest wypadkową obranych i realizowanych kierunków rozwoju oraz czynników ekonomicznych i społecznych, które pozostają w znacznej mierze poza narzędziami kontroli. Lizbona stanowi przypadek miasta o relatywnie zwartej strukturze urbanistycznej rozwijającej się wokół centralnie położonych zabytkowych dzielnic. W artykule zostanie przedstawiony rozwój kilku wybranych obszarów miasta, zarówno historycznie ukształtowanych jak i powstałych w ostatnich latach. Spośród nich szczególnie istotny ze względu na strategiczne położenie, rolę jaką odgrywał w mieście oraz z uwagi na unikatowy układ urbanistyczny jest obszar historycznej dzielnicy Baixa zniszczonej i całkowicie odbudowanej w drugiej połowie XVII w. Obecny rozwój Lizbony zostanie ukazany w kontekście działań i programów rewitalizacji, które określają kierunki dalszych przekształceń substancji miasta.

Contemporary utilisation of historically formed city areas is a resultant of undertaken and implemented development directions and economic and social factors, which largely remain beyond any control tools. Lisbon is an example of a city with a relatively compact urban structure, developing around centrally located historic districts. This paper presents the development of several selected parts of the city, both the ones formed in the past and the ones that came into being in recent years. Amongst them, the area which is particularly important due to its strategic location, the role it played in the city, and owing to its unique urban layout, is the area of the historical district of Baixa, destroyed and completely reconstructed in the second half of the 17th century. The present development of Lisbon is illustrated in the context of revitalisation actions and programmes, which define the directions of further transformations of the substance of the city.
