Facing increasing business volumes and internationalisation, office lease issue is becoming increasingly relevant to business enterprises. They become an integral part of the business which determines the outcome of commercial activities. Current assessment methodologies for types of office leases are flawed because they lack comprehensiveness and they are not linked to the objective of a lease, that is improvement of business deliverables. The methods for quantitative assessment of lease types are flawed. The objective of this article is developing a hierarchical system of indicators in connection with commercial real estate (office) leases adapted for quantitative assessment using multi-criteria methods. As a result of the research, it has been obtained that such system contains three categories: economic, premises and environmental. 12 indicators fall into the first one, 24 - into the second and 16 - into the third one.

Due to the growing scales of business and internationalisation, the issue of the office lease is becoming more and more relevant for companies. They are becoming an inherent part of business, on which the results of the commercial activity depend. Currently existing methodologies for the assessment of the office lease options are imperfect as they lack complexity; they are not associated with the objective of the lease – the improvement of the business results; the methods of the quantitative assessment of lease options are far from perfect. The paper aims at formulating the hierarchical indicator system of commercial real estate facilities (offices) adjusted for the multi-criteria assessment and at calculating the lease options based on this indicator system. To achieve this goal, the following methods have been used: scientific literature analysis and multi-criteria assessment methods.

Problem wyboru technologii wykonania oraz zastosowanych materiałów stanowi niezwykle ważny element planowania inwestycji budowlanej, ponieważ w dużej mierze wpływa on na ogólny koszt oraz czas realizacji. Jednym z głównych wymogów bezpieczeństwa pożarowego budynków i budowli jest zapewnienie nośności konstrukcji przez założony okres w przypadku pożaru. Przedmiotem artykułu jest wielokryterialna ocena wybranych rozwiązań wykonania ścian konstrukcyjnych z punktu widzenia inwestora, który dąży do wypracowania największego zysku w najkrótszym czasie, przy jednoczesnym zachowaniu wysokiego standardu wykonywanych prac. Analiza poszczególnych wariantów została przeprowadzona przy wykorzystaniu metody punktu idealnego. Do oceny przyjęto zarówno kryteria trudno mierzalne, które nie dają się bezpośrednio wyrazić liczbowo, jak i mierzalne, wyrażone wielkościami liczbowymi: koszt wykonania, czas realizacji, izolacyjność termiczna, izolacyjność akustyczna, odporność ogniowa, komfort użytkowania oraz prostota wykonania. Cechy trudno mierzalne podlegają kwantyfikacji, co pozwala na ich porównanie i ocenę.

The selection of construction technology or materials is a very important part of planning a construction project. This problem is of a great importance since it affects the overall cost and time of the project. One of the main requirements of fire safety regulations for buildings and structures is to ensure load capacity of the structure for a predetermined period of time in case of a fire. In this article, authors present a multi-criteria evaluation of selected construction design solutions for structural walls. Assessment is made from the point of view of an investor, who strives to achieve the greatest profits in the shortest possible time, while maintaining a high standard of work performed. Analysis of individual variants was performed with the use of ideal point method. Authors adopted both criteria difficult to measure (which cannot be directly quantified) and criteria which can be expressed by measurable numerical values: the cost of implementation, delivery time, thermal insulation, sound insulation, fire resistance, comfort and ease of implementation. Features difficult to measure are subject to quantification, which allows for their comparison and evaluation.
