W artykule przedstawiono genezę badań statystycznych rynku nieruchomości w Polsce, bazujących na: • danych ze sprawozdań notariuszy przekazywanych do Ministerstwa Spraw Wewnętrznych i Administracji na formularzach MS-Not 24 Sprawozdanie notariusza z czynności notarialnych oraz • danych ze sprawozdań starostów, składanych do Głównego Urzędu Statystycznego na formularzach M-04s Transakcje kupna/sprzedaży nieruchomości. Dane te są podstawą prowadzonego w Instytucie Rozwoju Miast pod kierunkiem prof. zw. dr hab. L. Kałkowskiego monitoringu rynku nieruchomości w Polsce. Konfrontacja liczby, wartości i cen odnotowanych w latach 1995 – 2008 na polskim rynku nieruchomości ze zmianami dochodu narodowego pozwoliła na sformułowanie generalnej konkluzji wskazującej, że dynamiczny wzrost Produktu Krajowego Brutto odnotowany w latach 1995 – 2008 w Polsce nie wywarł wpływu na wzrost liczby rynkowych transakcji nieruchomościowych, a odnotowany wpływ na wzrost wartości transakcji był relatywnie niski

In the article were presented the origin of statistical research in the real estate market in Poland based on data taken from reports from: notaries from notarial procedures - transmited to the Ministry of Internal Affairs and Administration, as well as from the counties foremen (powiat level) concerning real-estate buy-sell transactions - sent to and stored at the Central Statistical Office of Poland. Those data are the base for the monitoring of the Real Estate market in Poland, elaborated on a regular basis at the Institute of Urban Development by prof. L. Katkowski. The comparison ofvalues and prices noticed between 1995 and 2008 in the Polish real estate market with the changes of the national income enabled the formulation of a general conclusion indicating that the dynamic increase of the Gross Domestic Product noticed between 1995 and 2008 in Poland did not influenced the increase of market real estate transactions, and the noticed influence on the increase of transaction values was relatively low.
