W kontekście uwarunkowań dla zamówień publicznych poddano analizie ceny ofertowe firm wykonawczych spełniających warunki przetargu ograniczonego na realizację zadania: „Budowa drogi ekspresowej S7 Kraków–Rabka Zdrój na odcinku Naprawa–Skomielna Biała … wraz z budową tunelu”. Zbadano zmienność cen ofertowych przedmiotu zamówienia oraz realizacji poszczególnych obiektów (grup robót), jak również udział nakładów na drążenie tunelu w ogólnej wartości zamówienia. W analizach uwzględniono również doświadczenia z budowy tunelu w drodze S69 Szare–Laliki. Wnioski stanowią próbę wskazania regularności w strukturze kosztów realizacji dróg wraz z obiektami inżynierskimi i tunelem.

Article examines the architecture offers submitted in the open tender for the task: “Construction of the expressway S7 Krakow–Rabka Zdrój section Naprawa–Skomielna Biała ... with the construction of the tunnel.” We examined the volatility of the contract and the implementation of individual tasks, as well as the participation of expenditure on hollow tunnel in the total contract value. In the example, the calculation of the estimate presented the design and structure of prices drill holes tunnel mining method and contrasted it with the investor’s cost estimate and offer the winner. The analysis also takes into account the experience of the construction of a tunnel through S69 Szare–Laliki. Proposals are an attempt to formulate a response to the question about the causes of the existing level of asking prices.

Sukces przedsiębiorstw budowlanych uwarunkowany jest umiejętnością opracowania i wdrożenia właściwych działań strategicznych. Ze względu na istotny wpływ budownictwa na stan krajowej gospodarki kompleksowa analiza jego sytuacji i potencjału rozwojowego jest uzasadniona. Celem badań jest wskazanie typu strategii dla sektora dużych przedsiębiorstw budowlanych w Polsce. Artykuł koncentruje się na kluczowych czynnikach sukcesu, będących punktem wyjścia do porównania obecnej sytuacji sektora ze stanem idealnym oraz przeprowadzenia analizy strategicznej.

Success in the construction industry is determined by the ability to develop and implement an aproppriate strategy. Due to the significant impact of construction on condition of the national economy, the comprehensive analysis of its situation and the development potential is justified. The aim of the research is identifying the type of strategy for the large construction companies in Poland. This article focuses on the key success factors, which are a starting point for comparing the current situation of the sector with the perfect conditions and performing strategic analysis. On the basis of literature and market observation, a list of 44 KSF grouped in 9 categories, was developed.
