The quality and conditions of the Polish seniors habitation was examined in the project PolSenior from the sociological and architectural perspective by means of research techniques being complementary to one another. There were applied investigations tests performed in the all-Polish and local scale, and qualitative research based on participatory (sociological and architectural interviews) with inhabitants of chosen types of multi-family housing. These research were complement by expert urban analyses of built environment quality on chosen examples. Conclusions from so carried out research permit on more practically steering of the recommendation for the social policy, and for further research over the adaptation of housing conditions for ageing. Large sounding investigations permit to show the scale of appearing problems, so the lineup their importance, however qualitative participatory and expert research suggest practical solutions. Social research document the low grade of the behavioral safety of flats and the inactivity of seniors in adapting them to the changing state of the efficiency. The low level of flats modernization and difficulties in theie adaptation to needs cause the row of difficulties and functional barriers. The expert research results that the adaptation of the existing building for older persons needs is or impossible from technical-building point of view, or too expensive. From these favour goals of the pro-seigniorial housing policy should be directed on the introduction of changes in building law, extorting the designing and building of the new housing-substance and the entire built environment as adapted, or being possible easily to adapt, to individual needs for old people with health problems or handicaped. There are necessary the activities promoting the new culture of the habitation in DPS and solutions supporting the domestic care for seniors living solitarily. (original abstract)
