W artykule omówiono parametry opisujące rynek nieruchomości oraz czynniki wpływające na sytuację na tym rynku. Na podstawie analizy dostępnych danych omówiono aktualną sytuację na rynku nieruchomości mieszkaniowych w Polsce. Określono zmiany popytu i podaży, a także przeanalizowano zmiany cen nieruchomości mieszkaniowych.

The article discusses the parameters describing the real estate market and the factors influencing the situation on this market. Based on the analysis of available data, an attempt was made to discuss the current situation on the residential real estate market in Poland. Changes in supply and demand were determined, and changes in house prices were analysed.
By utilizing quarterly data in Vietnam, this study is the first paper to examine the causal relationship between stock market developments and real estate market developments. Three variables are used as a proxy of the stock market development: size, turnover ratio, and total value ratio. Total investment and expenditure on real estate are used as an indicator of real estate development. The highlight contribution is that the paper implements separate tests on the interrelationships between the variables through the results of variance decomposition and repulsion affecting these two markets. The multivariable vector autoregression model (VAR) and the Toda-Dolado methods are applied to fully consider the response of two variables. The results show a two-way causal relationship between the stock and the real estate market that diverges significantly from those of earlier research done in developed markets. The real estate market will experience a decline in the medium term when size and the total value ratio of the stock market decline. But in the long term, the stock market's size and total value ratio will gradually have less of an impact on the real estate market. In contrast, the trend of the impact of turnover ratio on the real estate market will gradually increase in the long term. This result offers empirical support for policymakers who manage the development of the real estate market based on macro factors and the stock market.

Wykorzystując dane kwartalne w Wietnamie, niniejsze badanie jest pierwszym dokumentem badającym związek przyczynowy między rozwojem rynku akcji a rozwojem rynku nieruchomości. Jako wskaźnik rozwoju rynku akcji wykorzystano trzy zmienne: wielkość, wskaźnik obrotu i wskaźnik wartości całkowitej. Całkowite inwestycje i wydatki na nieruchomości są wykorzystywane jako wskaźnik rozwoju rynku nieruchomości. Najważniejszym wkładem jest to, że w artykule wdrożono oddzielne testy dotyczące wzajemnych powiązań między zmiennymi poprzez wyniki dekompozycji wariancji i odpychania wpływające na te dwa rynki. Wielozmienny model autoregresji wektorowej (VAR) i metody Toda-Dolado są stosowane w celu pełnego uwzględnienia odpowiedzi dwóch zmiennych. Wyniki wskazują na dwukierunkowy związek przyczynowy między rynkiem akcji a rynkiem nieruchomości, który znacznie odbiega od wyników wcześniejszych badań przeprowadzonych na rynkach rozwiniętych. Rynek nieruchomości doświadczy spadku w średnim okresie, gdy wielkość i całkowity wskaźnik wartości rynku akcji spadną. Jednak w dłuższej perspektywie wielkość rynku akcji i całkowity wskaźnik wartości będą stopniowo wywierać mniejszy wpływ na rynek nieruchomości. W przeciwieństwie do tego, trend wpływu wskaźnika obrotu na rynek nieruchomości będzie stopniowo wzrastał w długim okresie. Wynik ten stanowi empiryczne wsparcie dla decydentów, którzy zarządzają rozwojem rynku nieruchomości w oparciu o czynniki makro i rynek akcji.
Ostatnie lata na polskim rynku nieruchomości były czasem wyjątkowo szybkich przemian. Niespodziewane sytuacje, takie jak pandemia COVID-19, wybuch wojny za wschodnią granicą Polski czy bardzo szybki wzrost inflacji, a w efekcie wzrost cen materiałów budowlanych oraz spadek zdolności kredytowej skutkują niższym zainteresowaniem kupnem nieruchomości wśród Polaków. Ze względu na wszystkie te czynniki jeszcze większą wagę przywiązuje się do decyzji o zakupie mieszkania, która staje się coraz trudniejsza. W celu znalezienia odpowiedzi na pytanie, co jest dla ludzi najważniejsze podczas poszukiwania nieruchomości oraz jakie czynniki wpływają na ostateczny zakup, przeprowadzono badania ankietowe wiosną tego roku. Rezultaty badań przedstawiono w formie wykresów i są one wynikiem postawionych pytań badawczych, których prezentacja jest celem niniejszego artykułu.

Last years have been a time of exceptionally rapid changes when it comes to the Polish real estate market. Unexpected situations, such as the COVID-19 pandemic, the outbreak of the war across the eastern border of Poland or a very fast increase in inflation resulting in an increase in the prices of building materials and a decrease in the creditworthiness of Poles, resulted in lower interest in buying flats. Due to all these factors, even more importance is attached to the decision to buy an apartment, which is becoming more and more difficult. In order to find an answer to the question of what is most important to people when looking for a property and what factors affect the final purchase, a survey was conducted this spring. After analyzing the results, charts were drawn containing data answering the research questions posed, the presentation of which is the aim of this article.
Introduction/background: The implementation of modern technologies in the real estate market is a phenomenon that has been observed for several years in global markets. The emergence of solutions favouring the digitalisation of the relatively change-resistant real estate sector is a response to the changing needs and preferences of customers in this market. Taking up the topic within the framework of PropTech in the local real estate market aims to contribute to the discussion in this area and to identify opportunities for the uptake of new technologies in Polish conditions. The area of real estate development activity in the residential market with regard to the use of modern technologies in the business was selected for analysis. Aim of the paper: The main aim of the paper is to analyse to what extent developers are aware of and interested in modern technologies. The 3 following goals were adopted: G1: assessment of the developers' state of knowledge in the field of modern technologies (PropTech); G2: identifying areas that, in the opinion of developers, have the greatest potential for implementing modern technologies; G3: perspectives for the use of modern technologies in the studied areas. Materials and methods: In order to achieve the intended goals, a survey questionnaire was carried out among developers on the real estate market in Poznań. Results and conclusions: As the survey shows, the development of Proptech for developers is still at a rather early stage. Despite the fact that, in their opinion, customers already have expectations in terms of modern technologies and pay attention to environmentally friendly solutions, they use the available solutions only to a small extent, as if forgetting (or not knowing) that the possibilities for implementing modern technologies are much greater and cover many more areas.
Purpose: The purpose of the publication was to attempt to present housing cooperatives as a competitive entity in relation to other entities forming the „real estate stock”. The resource of housing cooperatives was presented and compared to the resource of other entities operating on the real estate market in Poland. It also shows how housing cooperatives are performing on the real estate market in Poland. Design/methodology/approach: Empirical research on the competitiveness of housing cooperatives in the real estate market was nationwide. The number of dwellings put into use by particular entities operating on the real estate market in Poland has been analysed with a division into voivodships. The standard of buildings put into use has been characterized, and the quality of housing stock management has been analysed. Data concerning the number of dwellings completed has been obtained from the Local Data Bank of the Central Statistical Office and from the Analysis and Monitoring System form the Real Estate Market (AMRON). Findings: The legally and historically established position of the owner of often huge housing resources and the gap between housing cooperatives to function without any assessment of their competitiveness. Legal changes, which include the right to transform a cooperative right into separate ownership of premises, the right to change the property manager from a cooperative to a competitive commercial entity, undoubtedly force housing cooperatives to compete in the housing market in Poland. Originality/value: To date, competition between operators in the property market has not been studied. In this publication, the authors examined the competitiveness of housing cooperatives in relation to other business entities.
Artykuł dotyczy wybranych problemów związanych z klasyfikacją czynników kształtujących wartość nieruchomości. Zaproponowano w nim podział tych czynników na dwie grupy: 1) cechy rynku, 2) cechy nieruchomości. Miarą wpływu cech rynku na ceny nieruchomości jest wskaźnik zmiany cen w czasie. Wskaźnik ten odzwierciedla wpływ wielu czynników na ceny. W artykule uzasadniono, że sam upływ czasu nie jest czynnikiem, który powoduje zmianę poziomu cen nieruchomości. To zmienne w czasie cechy rynku powodują zmiany cen. Po sprowadzeniu cen nieruchomości podobnych na datę wyceny, zróżnicowanie cen tych nieruchomości jest powodowane jedynie cechami nieruchomości.

The article deals with selected problems related to the classification of factors shaping the value of property. We propose to split such factors into two groups: 1) market characteristics, and 2) property characteristics. The impact of market characteristics on real estate prices is measured by property price index. The article demonstrates that the passage of time alone is not the factor that causes the level of property prices to change. It is the time-varying market characteristics that cause price changes. When the prices of comparable properties are adjusted, the variation in the prices of these properties is caused by their property characteristics only.
The Niepołomice municipality is located approx. 25 km from the center of Kraków and directly adjoins the Kraków agglomeration from the south-east. Its natural boundaries are marked by the Vistula River and the Niepołomice Forest. The municipality of Niepołomice is highly attractive to investors, which is due, inter alia, to lower real estate prices compared to the neighboring city of Kraków (the capital of the voivodeship), the presence of an industrial zone that guarantees numerous jobs, good transport connections with Kraków, and a substantial amount of green and recreational areas. The market of undeveloped land in Niepołomice is dynamic and very diverse, but when the transactions are grouped according to their designated functional purpose in the local spatial development plan, certain trends characteristic of a given group of transactions can be observed. In the present study, we attempt to compare the market of undeveloped non-investment land properties (with intended land use in the local zoning plan defined as agricultural land, green areas, etc.) and those designated for the development of single-family housing, across the entire Niepołomice municipality, on the basis of transactions made in the local real estate market during the 2020–2021 period.

Gmina Niepołomice znajduje się w odległości ok. 25 km od centrum Krakowa i przylega bezpośrednio od strony południowo-wschodniej do aglomeracji krakowskiej. Jej naturalne granice wytycza rzeka Wisła i Puszcza Niepołomicka. Gminę Niepołomice cechuje duża atrakcyjność dla inwestorów, która wynika m.in. z niższych cen nieruchomości niż w sąsiednim Krakowie (stolicy województwa), obecności strefy przemysłowej gwarantującej liczne miejsca pracy, dobrego połączenia komunikacyjnego z Krakowem oraz dużej ilości terenów zielonych i rekreacyjnych. Niepołomicki rynek niezabudowanych nieruchomości gruntowych jest dynamiczny i bardzo zróżnicowany, jednak przy pogrupowaniu transakcji ze względu na przeznacznie w miejscowym planie zagospodarowania przestrzennego można zaobserwować pewne tendencje charakterystyczne dla danej grupy transakcji. W pracy dokonano próby porównania rynku niezabudowanych nieruchomości gruntowych o charakterze nieinwestycyjnym (o przeznaczeniu w miejscowym planie zagospodarowanie przestrzennego jako tereny rolne, zieleni itp.) oraz przeznaczonych pod zabudowę mieszkaniową jednorodzinną z terenu całej gminy Niepołomice, na podstawie transakcji dokonanych na lokalnym rynku nieruchomości w okresie 2020-2021.
Purpose: The paper aims to examine the effectiveness of financial management in business activities conducted by property development enterprises, seen as participants of investment and construction processes in Poland, in the period of the COVID-19 pandemic. The discussions outlined in the paper are underpinned by the category of risk in the construction business and refer to the developers whose operations are based predominantly in the south of Poland. Design/methodology/approach: In its basic part the paper deals with the property development companies in the period of time spanning from December 2019 to December 2020. The empirical research was carried out using case studies. It also takes advantage of some elements of comparative analysis, as well as the method of synthesis and the concept of deduction. In their discussions the authors also draw on their own expertise and the experience gained from the studies they have carried out in the area of risk management in construction organisations for many years now. The conclusions the publication arrives in result also from the knowledge extracted from the literature on the subject matter. Findings: The paper offers an empirical verification of the theoretical contents found in the scholarly literature. Research limitations/implications: The paper addresses a limited range of issues only, selected from the vast area of financial and risk management in property development enterprises which operate on the residential real-estate market. Practical implications: The paper presents some practical insights (the utilitarian dimension of knowledge), verified empirically by means of analyses and evaluations. Originality/value: The deliberations in the paper are hoped to cast some light onto the conditions in which property development enterprises conduct their business during the COVID-19 pandemic and look at their financial standing by analysing the risks encountered in the construction industry. The discussions reviewed in the paper refer to the notion of a so-called black swan, i.e. a category addressed by risk management publications.
Social responsibility in the real estate brokerage, which is essentially “people’s business” may be particularly important while facing the SARS-CoV-2 pandemic and coming down with COVID-19, which is largely the result of interpersonal contact. Thus, the sector seems to be an important link in preventing the spread of infections. The objective of the study is to analyze the adjustment of the real estate sector to new challenges in terms of CSR, related to the coronavirus pandemic.

In publications regarding real estate market analysis, one can find a statement that demography has a crucial impact on the real estate market only over the long term. Such a conclusion usually results in disregarding demography as an independent variable of real estate market analysis conducted to assess the value of property. On the example of the Subcarpathian town of Jarosław, the author indicates that demography should nowadays be particularly taken into account when assessing commercial property value. Demographic changes over the last few years have been so substantial that ignoring them in real estate price prognosis would certainly be a huge mistake. Demography does not only mean quantity; it means quality changes as well. A quickly aging society along with the migration of young people to big cities in search of a job has significantly influenced the changes of a consumer’s wallet wealth. Assuming that all other variables describing the real estate market do not impact its value, it can be indicated that demography can be an essential factor that influences statistical reasoning.

W publikacjach na temat analizy rynku nieruchomości można znaleźć stwierdzenie, że demografia ma istotny wpływ na rynek nieruchomości tylko w dłuższej perspektywie czasowej. Stwierdzenie takie zazwyczaj powoduje pomijanie demografii, jako zmiennej niezależnej w analizie rynku nieruchomości wykonywanej na potrzeby szacowania rynkowej wartości nieruchomości. Autorzy na przykładzie miasta Jarosław położonego na Podkarpaciu wykazują, że obecnie demografia powinna być uwzględniana w sposób szczególny przy wycenie nieruchomości komercyjnych handlowych. Zmiany demograficzne w ostatnich latach są na tyle istotne, że błędem byłoby pomijanie ich w prognozach cen nieruchomości. Analiza demograficzna powinna uwzględniać nie tylko zmiany ilościowe, ale również jakościowe. Szybkie starzenie się społeczeństwa połączone z migracją młodych ludzi w poszukiwaniu pracy do dużych ośrodków znacząco wpływa na zmiany zasobności portfela konsumenckiego. Przy założeniu, że żadne inne zmienne opisujące rynek nieruchomości nie wpływają na jego wartość, można wykazać, że prognozy demograficzne mogą być bardzo istotnym czynnikiem wpływającym na wnioskowanie statystyczne.

Decisions - where and what type of building to build - are very important, determine the quality of life of residents, profitability and returns of companies. Considering of long-term asset acquisition decisions, purchasers or investors seek for proper and worth to invest land plot for construction. In real estate valuation literature usually the list of 7 or 12 factors influencing value and price of land plot is presented and broadly discussed. Certain factors raise property prices and others bring them down. Despite its importance, the influence of geological conditions on the appraised land plot are seldom investigated. Authors discuss how strongly land plot geological conditions can affect costs of prospect construction, thus decrease net present value of real estate investment project and profitability of property. In this paper the implication of negligence or underestimation of soil conditions valuation is highlighted and illustrated by case studies which show how such inobservance has resulted in a huge rise of unexpected costs of construction and loss of time.
An analysis of the results of cadastral land valuation in Saint Petersburg is presented in this article. Сadastral values are compared with the real market prices of land plots. This allowed us to justify the need to take into account the isolation of pricing processes in the identified zones for the calculation of land tax.

W artykule przedstawiono analizę wyników katastralnej wyceny gruntów w Petersburgu. Wartości katastralne zostały porównywane z rzeczywistymi cenami rynkowymi działek. Badanie pozwoliło uzasadnić potrzebę wyceny gruntów na cele katastralne odrębnie dla różnych stref atrakcyjności miasta.
Celem pracy jest prezentacja innowacji na rynku nieruchomości i analiza ryzyka w ramach jego obsługi. Postawiono tezę, że ryzyko związane z wprowadzeniem innowacji na rynek nieruchomości odgrywa istotną rolę, co determinuje konieczność odpowiedniego nim zarządzania. Do realizacji pracy wykorzystano badania innowacji GUS, europejską tabelę innowacji 2016 oraz raport Polska 2025. Przeprowadzona analiza potwierdziła słuszność postawionej. tezy o znaczącej roli ryzyka działalności innowacyjnej i zarządzania nim na rynku nieruchomości, który w Polsce jest mało przejrzysty i o dużej zmienności warunków działania.

The aim of the paper is to present real estate innovations and risk analysis in the context of its operation. It has been argued that the risk associated with the introduction of innovations in the real estate market plays an important role, which determines the need for proper management. The GUS innovation research, the European Innovation Table 2016 and the Poland 2025 report were used to carry out the work. The analysis confirmed the thesis of the significant role of the risk of innovative activity and its management in the real estate market, which in Poland is not transparent and with a high variability of operating conditions.
Rynek nieruchomości jest rynkiem niedoskonałym, który charakteryzuje się między innymi brakiem dostępności pełnej informacji o popycie, podaży, cenach i cechach nieruchomości. Celem artykułu jest wskazanie przyczyn problemów związanych z pozyskiwaniem danych oraz zaproponowanie sposobów ich rozwiązania. W związku z tym przeprowadzono badania literaturowe oraz analizę danych transakcyjnych, ofertowych oraz katastralnych. W artykule omówiono cechy rynku nieruchomości warunkujące jakość informacji, źródła danych o nieruchomościach i zaproponowano sposób badania rynku. Wskazano także, jakie czynności powinny zostać podjęte, aby poprawić dostępność informacji, a tym samym zredukować różnice pomiędzy cenami transakcyjnymi a wartością i zmniejszyć ryzyko inwestowania w nieruchomości. Rozwiązaniem problemu jakości danych może być utworzenie kompleksowej bazy danych o nieruchomościach w całym kraju.

The real estate market is an imperfect market, which is reflected among others in the unavailability of full information about demand, supply, prices and features of real estate. This paper aims to identify the problems connected to data acquisition and suggests ways to resolve them. For this purpose literature research has been conducted and analysis of transactional, offer and cadastral data. Characteristics of the real estate market and the source of data have been indicated and a method of market research has been proposed. Steps which should be taken to improve the availability of information have been identified, and thus to reduce differences between transaction prices and the value and reduce the risk of investing in real estate. To solve the problem a complex database should be set up.
The article focuses on the use of cartographic and statistical methods in the analysis of local real property market. The analysis covered the area of Rabka-Zdrój city. The database consists of plots of undeveloped land traded between 2010 and 2015. The structure of transactions, spatial distribution of unit prices and the impact on size of land on its price, depending on a category of transactional real estate, have been examined.

Artykuł dotyczy wykorzystania metod kartograficznych i statystycznych w analizie lokalnego rynku nieruchomości. Analizą objęto obszar miasta Rabka-Zdrój. Bazę danych stanowią nieruchomości gruntowe niezabudowane, które były przedmiotem obrotu rynkowego w latach 2010 – 2015. Zbadano strukturę transakcji, rozkład przestrzenny cen jednostkowych oraz wpływ wielkości pola powierzchni nieruchomości na cenę dla poszczególnych rodzajów nieruchomości transakcyjnych.
The expansion of geographic information systems contributes to the development of an information society that increasingly uses geoinformation data in all areas of life. GIS also enters the economic and scientific realm of the real estate market, slowly displacing analogue price registers and real estate values. With the use of GIS tools, many issues in this area (e.g. sales / purchase, rental, average sales prices) can be presented on maps, and the wide database provides many possibilities for carrying out a variety of analyses. The aim of this article is to use the selected GIS technology to analyse the value of real estate in Kołobrzeg. Using the secondary data from the price and property register spanning the years 2013–2016 the value of undeveloped land has been analysed. The analysis was presented by two different methods: cartodiagram and cartogram, and then the results were compared and interpreted. The maps that were developed during the process of analysis provide accessible information about the distribution of real estate values for property valuers as well as potential buyers and sellers.
Problem niewystarczającej, przestarzałej, o odpowiedniej jakości infrastruktury transportowej, a niekiedy jej braku dotyczy wielu polskich miast i wpływa negatywnie zarówno na konkurencyjność polskich obszarów miejskich wobec miast Europy Zachodniej, jak i na brak motywacji ludności do zmiany stylu życia na zdrowszy i bardziej ekologiczny w kontekście wykorzystywanych środków transportu. Jednym z warunków poprawy sytuacji transportowej jest budowa dróg, które poprawią dostępność komunikacyjną miast oraz przyspieszą ich rozwój gospodarczy. W pracy przedstawiono problemy pozyskiwania nieruchomości na cele publiczne, ze szczególnym uwzględnieniem gruntów przeznaczonych pod drogi, na przykładzie Kalisza. W grupie celów operacyjnych miasta w strategii rozwoju miasta na lata 2014– 2020 (cel strategiczny: Kalisz – funkcjonalne miasto) znalazła się poprawa dostępności zewnętrznej i jakości infrastruktury transportowej, przejawiająca się w budowie nowych dróg, w tym obwodnic miasta w ciągu dróg krajowych, obwodnic wewnętrznych, jak również w zwiększeniu jakości infrastruktury drogowej już istniejącej, zapewnieniu dogodnych miejsc parkingowych, budowie spójnej infrastruktury rowerowej. Zarysowany kierunek jest kontynuacją wcześniej obowiązującej strategii miasta, której jednym z celów strategicznych było kształtowanie ładu przestrzennego i infrastrukturalnego, między innymi poprzez dbałość o środowisko naturalne i podejmowanie szeroko pojętych działań inwestycyjnych w zakresie infrastruktury technicznej. Kluczową częścią opracowania jest wskazanie poziomu i struktury wydatków Kalisza związanych z pozyskaniem nieruchomości na cele budowy infrastruktury technicznej po 2000 roku. Na tle uwarunkowań prawnych przedstawiono dwie najbardziej znaczące formy pozyskania nowych terenów: negocjowana przez obie strony transakcji umowa kupna-sprzedaży oraz przejęcie nieruchomości z mocy prawa za słusznym odszkodowaniem, a także wskazano korzyści i straty związane z zastosowaniem tych rozwiązań.

Inadequate and outdated transport infrastructure, often of low quality or sometimes non- -existent, is a problem which concerns many Polish cities and which has a negative impact on the competitiveness of Polish urban areas in relation to the cities of Western Europe, as well as on the lack of motivation of residents to change their lifestyle to a healthier and greener in the context of the means of transport. One of the conditions to improve the transport situation is the construction of roads, which will improve transport accessibility of cities and accelerate their economic development. The paper presents problems relating to the acquisition of property for public purposes. Particularly, land designated for roads in the City of Kalisz has been taken into account. In the group of operational objectives of the city in the City’s Development Strategy for 2014–2020 (strategic objective: Kalisz – a functional city) was the improvement of external accessibility and quality of transport infrastructure, manifested in the construction of new roads, including ring roads, internal bypasses as well as increasing the quality of already existing road infrastructure, providing convenient parking spaces and construction of a coherent cycling infrastructure. This pathway was set as a continuation of previously approved strategy for the city, where one of the strategic objectives was shaping space and infrastructure, inter alia by taking care of the environment and taking broad measures of investment in technical infrastructure. A key part of the study is to identify the level and structure of expenditure of Kalisz authorities, related to the acquisition of real estate for the construction of technical infrastructure after the year 2000. Against the background of legal requirements, two of the most significant forms of acquiring new land have been presented: negotiation by both parties of the sale- -purchase agreement and the acquisition of real estate under the law for fair compensation. Benefits and losses associated with these solutions have also been identified.
Badania nad wpływem infrastruktury transportu publicznego na rynek nieruchomości stanowią dynamicznie rozwijający się nurt w literaturze z zakresu geografii transportu. W tym kontekście celem niniejszego artykułu jest dokonanie przeglądu aktualnego stanu międzynarodowych badań w tym zakresie oraz empiryczne ujęcie wybranego studium przypadku. W szczególności, przedmiotem badań jest wpływ Poznańskiego Szybkiego Tramwaju (PST) na kształtowanie się rynku mieszkaniowego na zespole osiedli „Winogrady”. W oparciu o dane o transakcjach sprzedaży mieszkań, w artykule przedstawia się analizę statystycznej zależności pomiędzy dostępnością PST a cenami mieszkań, z wykorzystaniem klasycznej metody najmniejszych kwadratów, metod ekonometrii przestrzennej oraz regresji geograficznie ważonej. Następnie, wykorzystując dane pozyskane drogą badania ankietowego, ukazuje się rolę PST jako czynnika wpływającego na satysfakcję z miejsca zamieszkania, mogącego skłaniać do przeprowadzki oraz kształtującego codzienne zachowania przestrzenne. Uzyskane wyniki wskazują, że znaczenie PST mierzone w kategoriach satysfakcji z miejsca zamieszkania było wysokie, natomiast wpływ na ceny mieszkań był niewielki, choć zauważalny. W konkluzji autorzy skłaniają się do wniosku, że w przyszłych badaniach należy w większym stopniu brać pod uwagę cechy charakterystyczne danego obszaru, takie jak na przykład odległość od centrum czy też istniejące alternatywne środki transportu publicznego.

Research on the impacts of the public transportation infrastructure on property markets is a rapidly expanding field in the transport geography literature. Within this context, the aim of this paper is to review the existing international research in this field and to provide new empirical evidence based on the selected case study. In particular, the paper looks at the example of the Poznan Fast Tram (PST) and its influence on housing market in the “Winogrady” housing estate. Based on apartment sales data, it analyses statistical relationship between the accessibility of the PST and apartment prices, using the ordinary least squares method, spatial econometric methods, and geographically weighted regression. Following that, the paper employs data drawn from a household survey to illustrate the impacts of the PST on residential satisfaction, the propensity to move, and daily spatial behaviours of the residents. Results suggest high importance of the PST measured in terms of residential satisfaction, and a weak yet visible effect on apartment prices. Authors conclude that the characteristic features of each case study area, such as distance from the city centre and alternative means of public transportation, should be given more attention in future research.
Trend to stała tendencja cen (wzrostowa lub spadkowa), obserwowana na rynku nieruchomości. Artykuł przedstawia metodę wyznaczania trendu, jeśli na rynku występują zmiany tendencji. W wyniku zastosowania tej metody zostają wskazane punkty czasowe, w których wystąpiły zmiany zachowań rynku. Punkty te dzielą cały analizowany okres na przedziały. W poszczególnych przedziałach dopasowuje się do danych proste regresji ważoną metodą najmniejszych kwadratów. Opisaną metodę zastosowano do rynku nieruchomości w Krakowie, do wyznaczenia wskaźnika zmian cen w czteroletnim okresie, dzieląc go na dwa przedziały.

Trend it is a constant tendency, increasing or decreasing, observed in the real estate market. This paper presents a method to determine the trend if there are changes in tendencies in the market. By employing this method, the time points, at which the change of the market behavior occurs, are determined. These time points divide the analyzed period into intervals. In each interval regression lines are fitted to the transaction data using weighted least squares method. The presented method was applied to the real estate market in Cracow to determine the rate of change of prices in the four years period by dividing it into two intervals.
