Improving the efficiency of maintenance processes is one of the goals of companies. Improvement activities in this area require not only an appropriate maintenance strategy but also the use of a new approach to increase the efficiency of the process. This article focuses on using Six Sigma (SS) to improve maintenance processes. As an introduction, the generations of SS development are identified, and traditional and advanced analytical tools that can be useful in SS projects are reviewed. As part of the research, an example of the implementation of the SS project in the maintenance process using the DMAIC and selected advanced analytical methods, such as PCA and logistic regression, was presented. The PCA results showed that it was enough to have seven main components to keep about 84% of the information on variability. In developed logistic regression explained the impact of the individual factors affecting the availability of the machines. The identified factors and their interactions made it possible to define maintenance activities requiring improvements

This research paper presents the results of the analyses of the course of technical wear over time carried out for residential masonry buildings located in the mining area of the Lublin Coal Basin (LCB). As a result of the conducted analyses, models of the course of technical wear over time were obtained for the entire building development and for groups of buildings, taking into account the conducted renovation works and preventive structural protection. By comparing the parameters of the developed models, statistically significant differences in the course of technical wear resulting from the quality of maintenance and the use of preventive measures were identified. In addition, the durability of individual groups of structures was estimated and compared. Based on a comparison of the course of technical wear of 22-year-old building structures, unrenovated and with similar structural and material solutions, it was found that the rate of increase in technical wear after 50 years of use is on average 3.5% lower than in the case of unprotected buildings. In addition, the use of preventive structural protection extends the durability of the analysed building structures by an average of over 13 years. The obtained results may e.g. help owners or managers optimise the Maintenance Management of building structures.

W artykule przedstawiono wyniki analiz przebiegu zużycia technicznego w czasie przeprowadzone dla budynków mieszkalnych o konstrukcji murowanej, zlokalizowanych na terenie górniczym Lubelskiego Zagłębia Węglowego LZW (Lublin Coal Basin LCB). W efekcie przeprowadzonych analiz uzyskano modele przebiegu zużycia technicznego w czasie dla całej badanej zabudowy oraz dla grup budynków wydzielonych z uwzględnieniem zastosowanych remontów i profilaktycznych zabezpieczeń konstrukcyjnych. Porównując parametry uzyskanych modeli stwierdzono istotne w sensie statystycznym różnice w przebiegu zużycia wynikające z jakości utrzymania oraz stosowania zabezpieczeń profilaktycznych. Ponadto oszacowano i porównano trwałość poszczególnych grup obiektów. W szczególności porównano przebieg zużycia technicznego budynków w wieku do 22 lat, o podobnych rozwiązaniach konstrukcyjno-materiałowych oraz nieremontowanych. Stwierdzono, że tempo przyrostu zużycia technicznego w czasie jest po 50 latach użytkowania średnio o 3,5% niższe niż w przypadku budynków niezabezpieczonych. Ponadto wykazano, że stosowanie zabezpieczeń profilaktycznych wydłuża trwałość badanej zabudowy średnio o ponad 13 lat. Uzyskane wyniki mogą m.in. pomóc właścicielom lub zarządcom w optymalizacji gospodarki remontowej budynków (Maintenance Management).

The maintenance system is one of the key systems in the industry, because it ensures the continuity of work and the safety of the production systems. The maintenance system includes a set of specific activities carried out by people in various environmental conditions, with the use of appropriate equipment and within a specific organizational and management structure. Activities carried out by maintenance workers are related to the occurrence of various types of physical, chemical, biological or psychosocial risks. These dangers can lead to accidents or occupational diseases. Therefore, the task of managers within maintenance systems is to provide people working in these systems with an appropriate level of safety through the use of properly selected preventive measures. The methods of safety analysis are related to the examination of various systems in order to identify and assess the risks in these systems and to prepare the safety characteristics of these systems, which allows for the correct adjustment of preventive measures to the identified needs. The purpose of this work is to present the basic methods of Safety Analysis in terms of their possible use in the area of industrial maintenance. As part of the work, the hazards at work in maintenance were characterized, the importance of safety analysis for the identification of hazards and accident prevention was discussed, and the key methods of safety analysis were presented in terms of their possible use to improve work safety in an industrial maintenance system. The presented considerations are original. The findings of the article will be very useful for management in implementing safe maintenance systems in industry.

This work explores the potential and trends of predictive maintenance management in an industrial big data environment. The development of predictive maintenance, its technical challenges and in the context of Industry 4.0 was presented. In addition, a case study that illustrates how maintenance management and predictive maintenance can be applied to the maintenance of wind turbines is discussed.

In the article, the authors describe, using the example of a selected class of technical means, their concept of replacing the “classical” linear management (exploitation) model with a circular economy (CE) model. An example of an object for which the authors plan to test the feasibility of the concept presented above is a household washing machine driven by a DC motor. The description of this object included in the article considers its complexity and multiplicity of assemblies, sub-assemblies, and elements. The DC electric motor driving the washing machine was considered the most important from the point of view of the created model, especially in terms of the possibility of maintenance and repair. For such an engine, the article presents the maintenance and disposal model as elements of the concept of building a ‘circular’ business model. The authors assumed that the formal basis for such a model would be the so-called circular model. The methodology and plan of the research carried out at Super Asia washing machine company in Pakistan were introduced, and the research results were shown. With the use of these results, an attempt was made to assess the requirements that the application of the CE business model places on manufacturers of a selected class of devices, both in their manufacture, repair, sharing and dematerialization. The concept of further research is described at the end of the article.

Wind energy is one of the most relevant renewable energy. A proper wind turbine maintenance management is required to ensure continuous operation and optimized maintenance costs. Larger wind turbines are being installed and they require new monitoring systems to ensure optimization, reliability and availability. Advanced analytics are employed to analyze the data and reduce false alarms, avoiding unplanned downtimes and increasing costs. Supervisory control and data acquisition system determines the condition of the wind turbine providing large dataset with different signals and alarms. This paper presents a new approach combining statistical analysis and advanced algorithm for signal processing, fault detection and diagnosis. Principal component analysis and artificial neural networks are employed to evaluate the signals and detect the alarm activation pattern. The dataset has been reduced by 93% and the performance of the neural network is incremented by 1000% in comparison with the performance of original dataset without filtering process.

Countries need to develop sustainable energy policies based on the principles of environmental sensitivity, reliability, efficiency, economy and uninterrupted service and to maintain their energy supply in order to increase their global competitiveness. In addition to this impact of sustainable energy supply on the global world, maintenance processes in power plants require high costs due to allocated time, materials and labor, and generation loss. Thus, the maintenance needs to be managed within a system. This makes analytical and feasible maintenance planning a necessity in power plants. In this context, this study focuses on maintenance strategy optimization which is the first phase of maintenance planning for one of the large-scale hydroelectric power plants with a direct effect on Turkey's energy supply security with its one fifth share in total generation. In this study, a new model is proposed for the maintenance strategy optimization problem considering the multi-objective and multicriteria structure of hydroelectric power plants with hundreds of complex equipment and the direct effect of these equipment on uninterrupted and cost-effective electricity generation. In the model, two multi-criteria decision-making methods, AHP and COPRAS methods, are integrated with integer programming method and optimal maintenance strategies are obtained for 571 equipment.

Przemysł graficzny, którego straty wojenne wyniosły 85%, szybko został znacjonalizowany przez komunistów. Ocalały park maszynowy składał się głównie z maszyn przedwojennej produkcji różnych fabryk, często był przestarzały i mało wydajny. Nowe maszyny pochodzące z reparacji wojennych i importu, były nadmiernie eksploatowane. Zbyt małe służby remontowe dysponowały niewystarczającym zapleczem technicznym oraz borykały się z brakiem dokumentacji technicznej maszyn i części zamiennych. Drukarnie, jak cały przemysł w Polsce, podlegały logice systemu nakazowo-rozdzielczego, który doprowadził do dekapitalizacji parku maszyn.

Polish graphics industry, whose war losses amounted to 85%, was quickly nationalized by Communists. The surviving machinery consisted mainly of presses and finishing equipment from pre-war production of various factories, was often outdated and inefficient. New machines from war reparations and imports were over-exploited. Small maintenance services had insufficient technical facilities and struggled with the lack of documentation for machines and spare parts. Graphic factories, like the entire industry in Poland, were subject to the logic of the command and distribution system, which led to the decapitalization of the machinery. As a result, in 1956, printing houses could use 45% of the production capacity.

The article discusses issues related to the management of the city's network infrastructure in the context of the Smart City idea. There was presented an overview of the possibilities and needs of supporting the maintenance management of network technical systems, as components of technical urban infrastructure. Issues related to the meaning of numerical models of various types of networks in comprehensive city management were discussed. Against this background, gaps and challenges in the implementation of modern technologies have been shown on the example of an important category of network technical systems such as water supply system.

This paper presents a literature review of maintenance strategies formulation. The purpose of this article is to provide an overview of different published concepts of maintenance strategies, distinguish the most common approaches to this issue and find a general tendency in strategies classification. Furthermore, the review is aimed to point out the importance of unscheduled downtime which might occur during equipment runtime in a production plant. The paper classifies the existing maintenance concepts and emphasizes key assumptions of the analysed strategies. The literature study and carried out analysis could be useful to find appropriate reliability assurance methods. In addition, defined maintenance approaches might help in decision making process in a company. The paper is a comprehensive overview of discussed strategies, which indicates the most frequent maintenance models in the analysed papers.

Maintenance of process plants requires application of good maintenance practice due to a great level of complexity. From a plant maintenance point of view, the most significant activity is turnaround, an activity carried out through project task with long planning process period and very short execution period, which makes it one of the most complex projects of maintenance in general. It is exactly this kind of maintenance that is based on multidisciplinarity which has to be implemented through the system of quality management on all levels of maintenance management. This paper defines the most significant factors determining the process of turnaround projects quality management and its efficiency. Such relation is observed through moderating influence of complexity on process management efficiency in the turnaround project. The empirical research was conducted based on the survey of turnaround project participants in five refineries in Croatia, Italy, Slovakia and Hungary. For exploring the influence of research variables testing of the target relation is carried out by applying logistical regression. Research results confirm the significance of complexity as variable that significantly contributes to the project performance through the moderating influence on success of the project, as well as the influence of an efficient management on a plant turnaround project key results. Beside theoretical indications, practical implications that arise from this research study mainly refers to management process of the industrial plant maintenance project.

Purpose: of this study is to address the issue of maintenance work in the accommodation sector. The development of the means of transport, the increase in income level and the increase in comfort level create a desire for people to travel more. In the travels to different cities, accommodation facilities such as hotels, holiday villages and apartments are used. Customer satisfaction is very important for the accommodation facilities. In order to ensure customer satisfaction, the services provided should not be interrupted and all machinery and equipment must be in working condition. To ensure this, it is very important to carry out maintenance work on the plants and devices. Therefore, the establishment of a maintenance management system in accommodation facilities is very important and it is necessary to carry out maintenance work. In this context, different maintenance methods are applied in accommodation facilities. In this study, maintenance of accommodation facilities is discussed. Design/methodology/approach: Within the scope of the study, maintenance and maintenance management in accommodation facilities are discussed. The maintenance principles of accommodation facilities are discussed in detail. The places where maintenance services are conducted in accommodation facilities and maintenance methods are discussed. Findings: This study shows that that the implementation of maintenance management system will increase customer satisfaction. It has been evaluated that maintenance can be successful not only by maintenance personnel but also with the participation of all plant employees. Research limitations/implications: In order to see the importance of maintenance in accommodation facilities, it will be appropriate to compare the hotels with the maintenance management system applied and the hotels that are not implemented in terms of customer satisfaction and maintenance expenses. For the future studies, the maintenance management system in hotels can be examined in detail. Practical implications: Expanding the maintenance management practices in accommodation facilities will increase the capacity utilization rate of the hotels and increase customer satisfaction. Originality/value: In the field of maintenance, detailed studies have been carried out in the manufacturing sector for a long time and have been examined in detail. However, work in this area is quite limited, especially in accommodation facilities and hotels. In this study, the subject of accommodation facilities and maintenance of hotels was discussed in detail.

Attending the important role of maintenance function in any production or service provider company, the measurement and assessment of maintenance performance is crucial for competitiveness and future survival. That situation is even more critical in urban transport fleets where some specific boundary conditions and special characteristics will affect maintenance policy and implementation. This paper presents a deep review of different studies worldwide to define the most proper and effective maintenance performance indicators, selecting and refining the most important ones to obtain a reduced maintenance management balanced scorecard. That balanced scorecard is proposed as a main tool for urban transport fleet maintenance managers to assess efficiency and effectiveness of maintenance processes and will be used as a basis for a future benchmarking process for this type of companies.

Sytuacja ta jest szczególnie ważna w zakładach komunikacji miejskiej, w których pewne szczególne warunki brzegowe i szczególne cechy floty transportowej mają wpływ na politykę utrzymania ruchu i jej realizację. W niniejszym artykule przedstawiono dokładny przegląd różnych badań prowadzonych na całym świecie w celu określenia najbardziej odpowiednich i skutecznych wskaźników efektywności utrzymania ruchu, wybierając najważniejsze z nich i i udoskonalając je tak aby uzyskać zrównoważoną kartę wyników zarządzania utrzymaniem ruchu z ograniczoną liczbą parametrów. Zrównoważona karta wyników może być stosowana przez specjalistów utrzymania ruchu zakładów komunikacji miejskiej do oceny wydajności i skuteczności procesów konserwacji i stanowić będzie podstawę przyszłych analiz porównawczych dla tego typu przedsiębiorstw.

The efficiency of maintenance processes in an enterprise largely depends on ensuring adequate resources for its implementation. The main factor that affects the quality of these processes is competent employees. Their knowledge, skills and ability to respond to unexpected situations largely determine the efficiency of the functioning of the technical infrastructure in an enterprise. In the light of the prospects for the development of the Industry 4.0 concept, and, thus, for the development of highly automated systems, the demand for qualified maintenance employees will increase. Therefore, in order to ensure the right level of competency of maintenance workers, through the proper assessment and identification of their competency gap, is an important task of managers. In many enterprises this is not implemented. The aim of the presented work was to developed a comprehensive model of the competency assessment of maintenance workers. The implementation of the developed model enables the identification of the current level of employees’ competencies and identification of the competency gap, as well as it allows to assess the effects of a failure to meet the required level of competency. Additionally, the results of the identification of the real activities taken by the surveyed enterprises concerning the competency assessment of maintenance services employees are presented in this article. The study was carried out in manufacturing enterprises in different industries on a specific area. The results were analysed and presented in a graphic form.

Efektywność działań utrzymania ruchu w przedsiębiorstwie w dużej mierze zależy od zapewnienia odpowiednich zasobów do jego realizacji. Podstawowym czynnikiem, który ma wpływ na jakość realizacji tych działań są kompetentni pracownicy. Ich wiedza, umiejętności i zdolności reagowania na nieprzewidziane sytuacje, w dużej mierze decydują o sprawności funkcjonowania posiadanej infrastruktury technicznej w przedsiębiorstwie. W świetle perspektyw rozwoju koncepcji Przemysł 4.0, a tym samym rozwoju wysoce zautomatyzowanych systemów, wzrośnie zapotrzebowanie na wykwalifikowanych pracowników utrzymania ruchu. Dlatego ważnym zadaniem menedżerów przedsiębiorstw jest zapewnienie właściwego poziomu kompetencji pracowników utrzymania ruchu, poprzez ich odpowiednią ocenę i identyfikację luki kompetencyjnej, co w wielu przedsiębiorstwach nie jest realizowane. Celem przedstawionej pracy było opracowanie kompleksowego modelu oceny kompetencji pracowników utrzymania ruchu. Zastosowanie opracowanego modelu umożliwi identyfikację aktualnego poziomu kompetencji pracowników, identyfikację luki kompetencyjnej, jak również pozwoli ocenić skutki niezapewnienia wymaganego poziomu kompetencji. Dodatkowo w pracy przedstawiono wyniki badań, których celem było zidentyfikowanie rzeczywistych działań realizowanych w przedsiębiorstwach w zakresie oceny kompetencji pracowników służb utrzymania ruchu. Badania przeprowadzono w przedsiębiorstwach produkcyjnych, w różnych branżach przemysłu na określonym obszarze. Wyniki badań opracowano i przedstawiono w postaci graficznej.

W artykule przedstawiono analizę porównawczą dwóch wybranych systemów klasy CMMS dla potrzeb wybranego szpitala. Dla jej potrzeb wykorzystano metodę ELECTRE. Zaprezentowano również efekty konfrontacji jej wyniku z rzeczywistymi potrzebami badanego szpitala. Działania te mają na celu wskazanie możliwości zmian w jego organizacji oraz zmian w omawianym systemie informacyjnym. Na końcu przedstawiono wnioski z przeprowadzonych badań.

Comparative analysis of two CMMS with respect to needs of a given hospital is presented in the article. The ELECTRE method is used for this analysis. The effects of its confrontation of ELECTRE results with the real needs of investigated hospital are also presented. These actions are intended to indicate the possibility of changes in its organization and changes in this information system. The conclusions of the study are presented at the end of the article.

The article take issues of the exploitation policy assessment of technical systems. After the discussion of the mathematical models possible for use in the assessment of the functioning of technical systems in enterprises, an analytical concept based on the resultant of the three features is presented: time, costs i quantity of maintenance tasks, referred to the four work categories. The proposed concept was verified for selected technical network systems. The last aspect of the article is the analysis and interpretation of the results obtained in the context of the exploitation policy assessment.

Artykuł podejmuje problematykę oceny polityki eksploatacyjnej systemów technicznych. Po przeprowadzonej dyskusji nad modelami matematycznymi możliwymi do zastosowania w ocenie funkcjonowania służb technicznych przedsiębiorstw, przedstawiono koncepcję analityczną opartą na wypadkowej trzech wielkości: czasu, kosztów i liczby prac obsługowo-naprawczych, odniesionej do czterech kategorii prac. Zaproponowaną koncepcję poddano weryfikacji dla wybranych sieciowych systemów technicznych. Ostatnim aspektem podejmowanym w artykule jest analiza i interpretacja uzyskanych wyników w kontekście oceny polityki eksploatacyjnej.

Artykuł podejmuje dyskusję nad wykorzystaniem metod modelowania wariantów przyszłości, w tym scenariuszy, dla potrzeb oceny i kształtowania procesu decyzyjnego dotyczącego eksploatacji w systemach technicznych. Przeprowadzona analiza wykazała dużą potrzebę eksploatatorów do wpływania na proces decyzyjny w aspekcie długoterminowym. W świetle powyższych założeń, a także w oparciu o wyniki dotychczasowych badań, opracowano procedurę budowy modeli scenariuszy eksploatacyjnych, którą następnie zweryfikowano w kontekście funkcjonowania wybranego sieciowego systemu technicznego - systemu wodociągowego.

The article shall discuss on the use of methods of modeling future variants, including scenarios, for assessment and shaping the decision-making process relating to exploitation of technical systems. The analysis showed a strong need the exploiters for influencing the decision-making process in long-term. In view of the above assumptions, and based on the results of the research, there was developed a procedure for building exploitation scenarios models, which was then verified in the context of functioning of the technical network system - water supply system.

In a company benefiting from a quality management system, this framework should be founded on the seven principles of quality management according to ISO 9000:2015.

Ramy zarządzania utrzymaniem ruchu określone są poprzez strategie, przewodniki i narzędzia niezbędne dla działu utrzymania ruchu, aby osiągnąć jakość, efektywność i skuteczność w wykonywaniu swoich obowiązków. W przedsiębiorstwie, które utrzymuje system zarządzania jakością, ramy te powinny być oparte na siedmiu zasadach zarządzania jakością zgodnie z normą ISO 9000: 2015.
