Regeneration of residential areas, with the main goal to improve the quality of space and life for residents, is often very costly and time-consuming. It is important to direct the regeneration process so that the effort and costs yield the expected results both for those responsible for the actions and residents of the relevant areas. The author has worked in a multidisciplinary team handling spatial and social integration of illegal residential districts in Montevideo Department, Uruguay. It was an opportunity to learn about the governmental scheme and the methods it employed. She participated in several projects at different stages and witnessed the results of the effort. Inspired by the effects of the scheme, she attempted to identify activities that were based on similar assumptions in Poland. The pilot scheme by Ewa Kipta, later transformed into the Lublin Regeneration Scheme, was selected because it reached out to residents at an early stage of implementation. An in-depth analysis indicated that the social factor is important for the identification of the condition of the space and the effort to improve it. Residents took part in determining the directions of activities in their districts when detailed designs were being created and implemented. Regardless of the form of dialogue, the effort led to long-term effects the residents evaluated favourably in both cases.

The phenomena occurring in contemporary cities, whose dynamics is fuelled by globalization, bring many negative consequences in relation to the quality of the human life space. The deterioration of the quality of urban space is particularly visible in the residential function and it reduces the quality of life of residents. The paper attempts to determine the components of urban space quality in relation to the housing environment and the quality of life of residents, which are of the greatest importance in shaping the attractive landscape of the place of residence. These issues are presented in the view of the problems of contemporary cities, phenomena that occur in them and their consequences in the quality of spatial development.

Zjawiska zachodzące we współczesnych miastach, których dynamikę napędza globalizacja, przynoszą wiele negatywnych konsekwencji w odniesieniu do jakości przestrzeni życia człowieka. Obniżanie jakości przestrzeni miejskiej jest szczególnie widoczne w funkcji mieszkaniowej i powoduje obniżanie jakości życia mieszkańców. W pracy podjęto próbę wyznaczenia komponentów jakości przestrzeni miejskiej w odniesieniu do środowiska mieszkaniowego i jakości życia mieszkańców, które mają największe znaczenie w kształtowaniu atrakcyjnego krajobrazu miejsca zamieszkania. Zagadnienia te przedstawiono na tle problematyki współczesnych miast, zjawisk, które w nich zachodzą, oraz ich konsekwencji w jakości zagospodarowania przestrzeni.

Suburban villages undergo dynamic transformations that significantly affect their spatial and social structure. Particular attention should be paid to those locations situated within an attractive landscape, where investment pressure is gaining momentum. The threat of implementing new functions at the expense of open areas increases with an attractive location in the vicinity of large cities. The situation described herein concerns the Jerzmanowice-Przeginia municipality, which is adjoining the Ojców National Park. The activities on the part of municipal authorities, aimed at protecting the identity of the village, are conducted on two planes: related to land planning, and to architecture. Students from the University of Agriculture were involved in the architectural scope of planning, and they developed concepts for the management of the central area of Jerzmanowice village based on the results of social research carried out by the staff of the Faculty of Biotechnology and Horticulture at the University of Agriculture in Kraków.

Wsie podmiejskie ulegają dynamicznym przekształceniom, które znacząco wpływają na ich strukturę przestrzenną i społeczną. Szczególną uwagę należy zwrócić na miejscowości usytuowane w atrakcyjnym krajobrazie, gdzie presja inwestycyjna przybiera na sile. Zagrożenie realizacją nowych funkcji kosztem terenów otwartych wzrasta wraz z atrakcyjną lokalizacją w sąsiedztwie dużych miast. Opisana sytuacja dotyczy gminy Jerzmanowice-Przeginia, która sąsiaduje z terenem Ojcowskiego Parku Narodowego. Działania władz gminy, w celu ochrony tożsamości wsi, prowadzone są w dwóch skalach, planistycznej oraz architektonicznej. W działaniach architektonicznych wzięli udział studenci Uniwersytetu Rolniczego, którzy opracowywali koncepcje zagospodarowania przestrzeni centralnej wsi Jerzmanowice na podstawie wyników badań społecznych przeprowadzonych przez pracowników naukowo-dydaktycznych Wydziału Biotechnologii i Ogrodnictwa Uniwersytetu Rolniczego w Krakowie.

W artykule zaprezentowano aktualny problem – oceny jakości użytkowej współczesnych mieszkań. Problematyka ta została naświetlona na tle doświadczeń projektowych i realizacyjnych ostatnich kilkudziesięciu lat. Wobec braku zobiektywizowanych metod oceny oraz wartościowania omawianych zagadnień autor wskazuje kryteria mogące stać się podstawą takich probierzy i ocen.

In the article a current problem was presented – of functional quality assessment of contemporary flats. These issues were clarified relating to experience design and connected with realization of several dozen last years. Towards the lack of objective methods of estimation and assessing discussed issues the author shows criteria being able to become a base of such touchstones and evaluations.

W dobie intensywnej zabudowy przedmieść polskich miast zespołami zabudowy jednorodzinnej ujawnia się niepokojące zjawisko obniżającej się jakości ich przestrzennych rozwiązań. W artykule zaproponowano nowe kryteria jakościowe dla oceny podmiejskich zespołów mieszkaniowych. Kluczem do oceny jakości rozwiązania są właściwie zdefiniowane wymagania przestrzenne. Do istotnych, a powszechnie pomijanych należą te, które decydują o funkcjonowaniu socjosfery środowiska mieszkaniowego. Do wymagań tych, dotychczas postrzeganych jako niewymierne, przyporządkowano nowy zestaw kryteriów o konstrukcji umożliwiającej analizę porównawczą i wymierne wartościowanie. Zaproponowano osiem kryteriów: kompozycyjnej czytelności zespołu, możliwości wystąpienia synergicznych zjawisk krajobrazowych i przestrzennych, występowania przestrzeni bezpiecznej, występowania przestrzeni społecznie integrującej, stopnia złożoności przestrzeni, możliwości identyfikacji i anektowania przestrzeni półpublicznej przez określoną grupę mieszkańców, kryterium występowania konfliktów przestrzeni publicznej i prywatnej oraz kryterium ładu przestrzennego ze szczególnym uwzględnieniem potrzeby samostanowienia i odrębności. Dla graficznej ilustracji metody oceny zastosowano oznaczenia rysunkowe aplikowane na rzucie analizowanego zespołu. Zaproponowany zestaw kryteriów oceny rozwiązań przestrzennych – zarówno istniejących, jak i projektowanych zespołów zabudowy jednorodzinnej, uzupełnia powszechnie stosowaną, niekompletną metodę oceny. W rękach rad miejskich, inwestorów i przedsiębiorców budowlanych może stać się narzędziem poprawy jakości środowiska mieszkaniowego.

In the age of intense one-family housing gradually covering Polish suburban areas, the alarming effect of lowering quality of their spatial arrangements becomes apparent. In this article new quality criteria for the assessment of spatial solutions in suburban housing are proposed. The key to such quality appraisal are the correctly defined spatial requirements. Essential – but often neglected – are these that concern the social frames of human functioning, i.e., the sociosphere of the residential environment. To these requirements, previously perceived as immeasurable, a new set of criteria has been assigned, which enables the comparative analysis and measurable value judgment. It includes 8 criteria which are: the readability (legibility) of the composition of the housing arrangement, the eventuality of getting synergetic spatial and landscape effects, the degree of privacy, the safety of the space, the existence of the space that brings people together, the degree of complexity of the spatial arrangement, the possibility of appropriation and identification with the semipublic space by a given group of inhabitants, and the criterion of possible conflict between the public and the private spaces. The drawing marks – applied to the analyzed plan – are the graphic illustration of the proposed assessment method. The proposed set of criteria for the assessment of the spatial arrangements of family housing – these already existing and these being designed – complements the universally applied but incomplete appraisal method. Well used by municipal authorities, investors and building contractors it may help to improve considerably the quality of our housing environment.

Miasta zawsze były fizycznymi przestrzeniami o niespotykanej, typowej dla danego miejsca estetyce, kulturze i klimacie, przestrzeniami, z którymi mieszkańcy się identyfikowali. "Serca miast" są to przestrzenie o wielu przeplatających się funkcjach, formach, służące zaspokojeniu różnorodnych potrzeb człowieka: mieszkania, kupowania, zwiedzania, inwestowania, w których dobra i produkty otrzymują wartość ekonomiczną i społeczną. Są miejscami przepływu informacji, nauki, kultury, są otwarte na kreatywność, które to czynniki są warunkami postępu i rozwoju cywilizacyjnego. Ale przede wszystkim są pierwszymi placami społecznych, wzajemnych oddziaływań ludzi, których różnego rodzaju potrzeby powinny zostać zaspokojone.

Cities have always been physical spaces, spaces of unique aesthetics and culture typical of a given place, the climate of a place, with spaces the residents identify with. "The hearts of the cities" are spaces with many intermingling functions and forms which serve to satisfy man's various needs - dwelling, purchasing, sightseeing, investing - where goods and products receive an economic and social value. They are places where information, science and culture flow, open to creativity, while these factors rank among the existing conditions of the progress and development of civilization. Most of all, they are the first spots of social mutual relationships between people whose various needs ought to be satisfied.

W realizowanych w małych miasteczkach i na obrzeżach miast Wielkopolski zespołach zabudowy jednorodzinnej widać związek pomiędzy zastosowanym typem zabudowy a przestrzenną jakością rozwiązania domu na działce oraz przestrzeni publicznej zespołu. W pracy przedstawiono wyniki oceny jakości i efektywności wykorzystania przestrzeni rozumianej jako ramy społecznego życia człowieka. Niemierzalne cechy przestrzeni ujęto za pomocą systemu mierzalnych kryteriów. Przedstawiono wyniki badań poszczególnych typów domów oraz zespołów zabudowy pod kątem jakości przestrzeni społecznej. Opisano zaistniałe w ostatnim ćwierćwieczu charakterystyczne przemiany w sferze zabudowy jednorodzinnej w Wielkopolsce.

Single-family housing complexes developed in small towns and on the outskirts of the cities of Great Poland point to a close correspondence between the type of single-family housing employed there and both spatial quality of the allotment house layout and public space of the complex. The present paper sets forth the results of the quality and efficiency assessment of managing space that defines human social life. By means of applying measurable criteria non-measurable properties of space have been successfully captured. At the same time, the results of the examination of particular types of houses and housing complexes in terms of the quality of social space have been demonstrated. The paper concludes with the description of characteristic changes of the past quarter of a century in single-family housing in Great Poland.
