Appropriate and sustainable management of land is required to the preserve spatial order and the appropriate use of resources. To make quality decisions in space, as well as to actively manage a resource, it is crucial to be able to use, among others, credible, up-to-date spatial details, including the cadastral data. The question is, however, whether the data inscribed in the cadastre correspond to reality. Among others, the problem of considerable differences between recorded, cadastral and geodetic area (reflecting actual circumstances) of the parcels can be commonly observed, influencing the procedure of real estate appraisal. This research examines the scale of the problem of unreliability of cadastral data regarding the area of parcels. Based on the example of a middle-sized city, analyses of the scale of the problem and an investigation of the types of properties most commonly involved were conducted. Moreover, an analysis of legal acts in force and those already expired, as well as the literature on the subject was performed to determine the permissible differences in the area between relevant records. The influence of the unreliable cadastral data on the procedure of appraisal of real estates was also investigated.

The aim of the article is to analyze proceedings resulting in the determination of the value of real estate and an attempt to capture the reasons why the judicial determination of its value sometimes requires alternative or subsequent opinions on the value of the property by another expert valuer. For the purposes of this article, the method of examining individual cases was generally used, i.e. two exemplary court cases in which the main opinions, supplementary opinions, subsequent supplementary opinions, and subsequent main opinions were prepared and where an expert valuer was additionally summoned to a hearing in order to directly submit a supplementary opinion to the court.

The objective of the paper is the identification of priority directions of activities for multi-functional rural development, followed by their social assessment in the context of the paradigm of the multifunctionality of such areas. Consequently, the current assumptions of the idea were confronted with reality, and expectations were confronted with need. The analysis also covers the activity of respondents in the scope of activities for multifunctional development. According to the obtained results, progress and activities in the scope of the economic (development and modernisation of technical infrastructure, technological progress, innovativeness) and social function (development and modernisation of social infrastructure) are of key importance. The paper is based on the results of a survey conducted in 2021. The survey covered residents of rural areas in the Mazowieckie Voivodeship.

Celem pracy jest identyfikacja priorytetowych kierunków działań na rzecz wielofunkcyjnego rozwoju obszarów wiejskich, a kolejno ich ocena społeczna w kontekście paradygmatu wielofunkcyjności tych obszarów. W konsekwencji dokonano konfrontacji obecnych założeń idei względem realiów oraz konfrontacji oczekiwań względem potrzeb. Badaniu poddano również aktywność ankietowanych w ramach działań podejmowanych na rzecz wielofunkcyjnego rozwoju. Uzyskane wyniki wskazują, że kluczowy jest postęp i działania w ramach funkcji ekonomicznej (rozbudowa i modernizacja infrastruktury technicznej, postęp technologiczny, innowacyjność) i społecznej (rozbudowa i modernizacja infrastruktury społecznej). Praca powstała na podstawie wyników badań ankietowych zrealizowanych w 2021 roku. Badaniem objęto mieszkańców obszarów wiejskich województwa mazowieckiego.

The concept of Smart Villages is essential for the development of rural areas, in terms of both creating new job opportunities and the quality of life in the countryside. It is based on modern tools and technologies improving the quality of life with better resources and a lower environmental impact. Many different solutions can be implemented within the Smart Villages concept, depending on the needs and potential of a given area. The article aims at the determination of the possibility of using data obtained from public registers for the needs of Smart Villages solutions. The research was carried out in the Mazowieckie Voivodeship in Poland. Selected solutions for rural development in the Smart Villages approach were indicated. The structure of farms, registration plots, and land use were determined. Areas requiring remedial processes such as agricultural land consolidation were marked. Data necessary to implement measures in rural areas were identified, and the possibilities of obtaining them from public registers were indicated. The data is necessary to diagnose the current state and determine further actions, including analyses aimed at taking measures for the sustainable development of rural areas. It was assumed that their acquisition would reduce the costs and time needed to implement the selected solutions within Smart Villages.
