The river valleys have the great value for nature, culture and economy. In the past few decades, however, they were the subjects of anthropogenic pressure, especially in a large cities affective zone. The landscape protection area of the Ciemiega Valley established in 1990 is situated on the north from the Lublin city. The place is under a great interest of land selling for the individual suburban housing estate. What makes the site more attractive for the investments, the communication road bypass for Lublin city is planned to be built about 3 km south from the area. The 126,12 ha large terrain of The Green Valley, located in the landscape protection area, near to Snopkdw village, has been bought out by an estate developer, that at first intended to divide it into a small plots of land. Nevertheless, as a result of the cooperation of the teams of an ecologists and landscape architects, a totally new concept of spatial development plan for this site arose, even more attractive for future residents. Furthermore, it would protect the places most valuable for nature and landscapes, as a factor of the quality of life increase in this part of the Lublin Metropolitan Territory.

Wprowadzanie zasad zrównoważonego rozwoju w sektorze budowlanym obejmuje również zagadnienia związane z ochroną przed hałasem. Zapewnienie odpowiedniego klimatu akustycznego w środowisku zewnętrznym oraz we wnętrzu budynku to nie tylko sprawa komfortu czy jakości środowiska zamieszkania, lecz także warunek rozwoju zdrowego i aktywnego społeczeństwa. Przedstawiono problemy akustyczne wynikające z równoważenia rozwoju w szeroko pojętym budownictwie, podkreślając że niektóre tendencje mogą powodować niekorzystne skutki. Opracowanie jednolitych zasad klasyfikacji akustycznej terenów przeznaczonych pod inwestycje oraz zasad klasyfikacji akustycznej budynków mieszkalnych pomogłoby stworzyć odpowiednie narzędzia do właściwego kształtowania środowiska przebywania człowieka.

Implementation ot sustainable development principles into the construction sector embraces also problems of protection against noise. Proper acoustic conditions prevailing in the external environment as well as in the interior of a building are not only a question of comfort of creating healthy and active society. The paper presents acoustic issues connected with sustainable development in construction industry, some tendencies may brink about unfavorable acoustic effects. Introduction ot uniform acoustical classification ot development areas and classification of residential buildings would help to create proper tools for adequate human environment assessment and shaping.

Zagadnienia związane z ochroną przed hałasem mieszczą się w problematyce zrównoważonego rozwoju. Dotyczy to także gospodarki przestrzennej i szeroko rozumianego budownictwa. Jednym z istotnych problemów jest możliwość oceny terenów inwestycyjnych pod względem akustycznym zależnie od ich zamierzonej funkcji. Obowiązujące przepisy i wymagania dotyczące hałasu środowiskowego nie są najlepszym narzędziem do takiej oceny, ponieważ pełnią inną rolę. Podjęto próbę usystematyzowania zagadnień akustycznych w kontekście wprowadzenia zasad zrównoważonego rozwoju w budownictwie. Wskazano na konieczność opracowania obiektywnego kryterium oceny akustycznej terenów inwestycyjnych oraz przeprowadzono analizę czynników, które powinny być uwzględnione przy opracowywaniu tego kryterium.

Sustainability, among other global and local issues, embraces also problems connected with protection against noise. It refers to the land management as well as to the building industry. One of the most important point is the possibility of acoustical assessment of a land designated for further development with taking into account its intended particular function. The obligatory requirements and regulations are not the best evaluation tool, because they play different role. The paper presents an attempt in the systematizing the acoustical issues within the sustainability frame. The need for the development of new objective criterion for a land acoustical assessment is indicated. The parameters and factors which should be taken into consideration while preparing such a criterion are discussed.
