W artykule przedstawiono metodę określania związków liczbowych pomiędzy uszkodzeniami elementów badanych budynków mieszkalnych, wyrażającymi warunki ich utrzymania, a wielkością technicznego zużycia tychże elementów. Zidentyfikowano zmienne niemierzalne - jakościowe, tj. występujące pojedyncze uszkodzenia o wartościach dychotomicznych oraz zmienne mierzalne - ilościowe, tj. stopnie technicznego zużycia poszczególnych elementów budowlanych. Podjęto próbę liczbowego wyrażenia współzależności między nimi. Do obliczenia siły tej asocjacji wykorzystano punktowy, dwuszeregowy współczynnik korelacji cech różnego rodzaju. Zbadano istotność tego współczynnika w typologiczno dobranej, celowej próbie badawczej. Dokonano ekstrapolacji wyników próby na jednorodną populację kamienic czynszowych.

The descriptive analysis and analysis of definitions of defects occurring in the apartment houses elements performed as a system analysis of 'conventional' sets does not allow considering them as measurable variables at this stage of investigation. The major drawback of the method used by experts in the assessment of the technical condition of apartment houses consisted in the fact that it did not express the magnitude (strength) of defect numerically. An attempt was made at the numerical expression of relationship (should such relationships exist) between them. i.e. an attempt at measuring the influence of occurring defects of buildings on the extent of the technical wear process of these buildings. In the calculation of the strength of this relationship, the method of determination of the point biserial correlation coefficient for the measurable property and the dichotomous property was used. This is one of a few cases in the statistics when properties of various types are being correlated.
