W niniejszym artykule przedstawiono uszkodzenia, jakie powstały w budynku mieszkalno-usługowym o konstrukcji tradycyjnej, zlokalizowanym w obrębie strefy zabytkowej w centrum miasteczka powiatowego na Lubelszczyźnie. Budynek pochodzi z lat 20. XIX wieku i do opisanych tu uszkodzeń doszło głównie podczas jego wieloletniej eksploatacji, w trakcie której wykonano m. in. dobudowę obiektu handlowego w 2005 r. oraz nielegalną dobudowę klatki schodowej w 2009 r., częściowo posadowioną na fundamentach istniejącego budynku. W artykule opisano też metody wzmocnień i naprawy uszkodzonych elementów konstrukcyjnych obiektu. W świetle niekończącej się dyskusji dotyczącej definicji awarii i katastrofy budowlanej przedstawione tu spektrum uszkodzeń budynku sugeruje pytanie: czy jest to dopiero stan przedawaryjny, czy już przedkatastrofalny?

This article describes damage to a residential and service building of traditional structure, located in the historic centre of a medium-sized town in the Lublin region. The building dates from the 1820s, and the damage described here has arisen mainly during its many years of utilization, during which, among other things, an shop extension was built on in 2005, and a staircase was added illegally in 2009, supported partly by the foundations of the existing building. The article also describes the methods used to reinforce and repair the damaged structural elements of the building. In the light of the continuing discussion concerning the definitions of building malfunctions and disasters, the question arises in relation to the spectrum of damage described here: is this building in a state which merely threatens malfunction, or one that threatens disaster?
