Abstract The article constitutes the part of broader studies on the issue of practical usefulness of public registers, comprising the databases on real property, in tasks related to real estate appraisal. It includes the results of research on the scope in which geodetic public registers (Land and buildings register as well as the Register of Prices and Values of Real estate) collect essential or only useful data to the process of land property appraisal. Presented analyses are demonstrated on the examples of above-mentioned registers, conducted in the offices of the district authorities in Lublin Voivodeship. The results of prepared analyses are critical. The researched public registers, operating in the current condition, do not have formal possibilities of collecting the range of essential information on properties. The studies showed that even though architects of databases, implemented in the departments of geodesy in some offices of district authorities, anticipated the possibility of registering specific useful data, nevertheless in practice appropriate fields of relevant registers remain unused.

An influence of location prestige factor on price of dwelling

Problem of influence of location factor on price of dwelling, has been shown in the paper. It concerns especially so called luxurious dwellings, located in very attractive districts in selected Polish towns. There has also been presented similar problems concerning selected towns of the world. Investigations have been based on data coming from various sources, presented by offices of land agencies, developers companies, financial organisations, and so on. In the relation to selected Polish towns, an analysis of trend of offered prices in the period from 2007 to 2009 year, has been presented. There has been stated that one can not give any reasonable conditions as argumentation for very high prices of luxurious dwellings. One can only suppose, that the major factor influenced on very high prices of luxurious dwelling is its very prestige location. One can also observe a similar situation for prices of luxurious dwellings located in centres of the biggest towns in the world. They reach the more values the more prestige is their location.

W artykule przedstawiono problem wpływu lokalizacji mieszkania na jego cenę. Dotyczy to w szczególności tak zwanych mieszkań luksusowych, położonych w bardzo atrakcyjnych dzielnicach wybranych miast polskich. Ukazano również podobne problemy w odniesieniu do wybranych miast świata. Rozważania zostały oparte na danych pochodzących z różnych źródeł, prezentowanych przez biura pośrednictwa, firmy deweloperskie, organizacje finansowe itp. W odniesieniu do wybranych miast polskich została przedstawiona analiza trendu cen ofertowych w okresie od 2007 do 2009 roku. Stwierdzono, że nie można podać żadnych racjonalnych przesłanek uzasadniających bardzo wysokie ceny mieszkań o charakterze luksusowym. Można jedynie domniemywać, że głównym czynnikiem wpływającym na bardzo wysoką cenę luksusowego mieszkania jest jego prestiżowa lokalizacja. Podobny stan można też obserwować w przypadku cen mieszkań położonych w centrach największych miast świata osiągających tym większe wartosci, im lokalizacja mieszkania ma bardziej prestiżowy charakter.
