Artykuł porusza temat przyszłości miasta widzianej przez pryzmat intensywności zabudowy oraz walki o podtrzymywanie więzi społecznych w realnej, a nie wirtualnej przestrzeni. Tłem dla analizy uwzględniającej różne skale tego problemu – miasta, osiedla i budynku – są aktualne i potencjalne problemy społeczne związane z globalnym kryzysem ekonomicznym.

The paper faces the future of the city seen through density and effort on social relations to be built in real rather than virtual spaces. S ocial problems – current as well as potential ones – are the background for the analysis taking into consideration different scales of the problem – the scale of the city, the scale of a settlement and the scale of a building.

Na początku XXI wieku powstało w Polsce kilka osiedli, które – ze względu na zastosowane rozwiązania urbanistyczne i architektoniczne – możemy uznać za ikony architektury mieszkaniowej. Należą do nich m.in. realizacje warszawskie: Marina Mokotów, Eko-Park i Miasteczko Wilanów. Celem opracowania jest charakterystyka środowiska mieszkaniowego wybranych osiedli, uznanych przez autora tekstu za ważne. Zakres analizy obejmuje – kompozycje urbanistyczne zespołów, rozwiązania komunikacji kołowej i pieszej, systemów parkowania, koncepcje przestrzenne otoczenia – standardy rozwiązań przestrzeni półpublicznych, rekreacyjnych, wnętrz urbanistycznych. Autor stawia też pytanie o miejsce ikon – osiedli w strukturze miasta w kontekście relacji do przestrzeni publicznych oraz dostępności infrastruktury społecznej i usługowej.

The period of an economic transformation in Poland resulted in many interesting realizations of housing architecture. At the beginning of the 21st century a few housing estates came into existence, which – on account of applied urban planning and architectural solutions - we can regard as a kind of architectural icons. We can regard as such important following complexes: Marina Mokotów, Eko-Park (Warsaw) and The City of Wilanów. The purpose of study is characteristics of the housing environment mentioned above examples, choosen by the author. The method includes analyses – for the first urban composition of complexes, solutions of the car and pedestrian roads, parking systems, secondly spatial concepts of surroundings – standards of semi-public space, recreational space. The author is also asking questions about the place of these estates-icons in the city structure, about the context and the relation to the public spaces and the access to the social services ( schools, kindergardens, etc.). The applied base on base method will allow on approval assessments of urban planning concepts, concepts - which determined clear directions of creating contemporary housing structures in Poland.

Artykuł przedstawia relacje jakie zachodzą pomiędzy mieszkańcami bloków i budynków wielorodzinnych w Polsce a ich najbliższym otoczeniem. Porusza problemy dotyczące użytkowania przestrzeni publicznych, półpublicznych w miejscu zamieszkania. Podejmuje próbę rozpoznania problemów wynikających w czasie użytkowania, wskazuje zarówno pozytywne, jak i negatywne zjawiska. Okazuje się bowiem często, że przestrzeń, pomimo iż projektowana z myślą o mieszkańcach, nie jest miejscem przyjaznym.

This paper presents relationships and interactions between habitants of Multiple Family Housing Units and their surrounding spaces. It reviews the problems regarding the usage of public and semi -public spaces in the neighborhoods. The article attempts to recognize existing issues and monitors the changes that are being made. It also shows the positive and negative results. In this example, we show reasoning for improvements, the impact that it has on the environment, and how tenants are using them. Because space designed with habitants in mind often turns out to be space unfriendly.
