Zamierzeniem niniejszego opracowania jest zwrócenie uwagi na charakterystyczne cechy i poszczególne składowe generalnego trendu zmian w budownictwie, przede wszystkim zaś w budownictwie mieszkaniowym. Wątkiem głównym jest teza o ewolucji budynku z pierwotnej postaci jaskini, lub jej sztucznej kopii, do postaci maszyny mieszkalnej i to coraz częściej maszyny inteligentnej – bo taką właśnie staje się tzw. smart building. Idea inteligentnego budynku, podobnie jak idea inteligentnych sieci lub inteligentnych liczników bardzo często nie znajduje szerokiego zrozumienia. Rozwiązania te tak długo będą traktowane jak drogi snobistyczny gadżet jak długo nie wpiszemy ich proces integracji podstawowych funkcji cywilizacyjnych – zapewnienia schronienia, mobilności, informacji i energii niezbędnej do tych poprzednich.

The intention of the paper is to attract attention to character features and selected details of a general trend of changes in construction industry, primarily in the housing sub-sector. The main thread is the assumption regarding the evolution of the building from its ancient genuine form, i.e. the cave, or its manmade version through to the state of a housing machine, and more often now, an intelligent machine – for such becomes now the so-called smart building. The idea of an intelligent building, in the same way as the idea of intelligent grids or intelligent meters, very often does not meet with broad understanding. These solutions will be considered an expensive gadget for as long as we do not include them into the process of basic civilization functions – assurance of shelter, mobility, information and energy necessary for the latter.
