The study's primary objective was to analyse how railroad infrastructure affects residential property prices on the example of the municipality of Kórnik. The analysis includes 737 transactions, which were concluded in 2019-2021. Input data forming the basis of the study were obtained from the District Surveying and Cartographic Documentation Centre in Poznań. The most important part of the analyses conducted was performed using the Ordinary Least Squares (OLS) method and the Geographically Weighted Regression (GWR) method. The analysis helped to identify the attributes that had the most significant impact on price. The statistical tools showed that a railroad line in the vicinity of residential properties negatively affected transaction prices. A unique role in the study is also played by spatial analyses, whose priority is to increase transparency in describing phenomena occurring within the real estate market.

The article analyses the influence of aircraft noise on the transaction prices of residential premises within the Poznań property market. The paper analyses the set of properties, subject to the transaction from the first to the fourth quarter of 2020. In total, 1550 properties were examined. The study defined basic attributes of all premises, exhibiting the most significant influence on their price. The research conducted using the hedonic regression allowed for the identification of crucial evidence that aircraft noise negatively affects the property transaction prices.

Jakie elementy krajobrazu podnoszą i obniżają cenę nieruchomości? B: 1. Jakie elementy krajobrazu mieszkańcy chcą widzieć z okna, jakich nie? 2. Jakie mają widoki z okien, czy są z nich zadowoleni, na ile? 3. Jakie są oceny zależnie od wieku, płci, wykształcenia, miejsca zamieszkania?

A survey was conducted by two teams from the Cracow University of Technology and from the Jagiellonian University in Cracow, headed by Prof. A. Bohm, concerning the "Landscape Values in Local Physical Plans". The survey employed a two-part questionnaire, with the following questions: A: 1. Do landscape values influence property prices in the opinion of people connected with property valuation? 2. What is the percentage share of that influence? 3. What landscape elements increase/reduce property prices? B: 1. What landscape elements do the inhabitants want to see (do not want to see) through their windows? 2. What views do the inhabitants' windows look out onto: are they satisfied/dissatisfied with them? 3. To what extent do the answers depend on age, gender, education, place of living?
