W artykule opisano proces rewaloryzacji placów publicznych mające na celu podtrzymanie funkcji mieszkaniowej w centrach historycznych miast. Przedmiotem analizy stało się austriackie miasto Graz, gdzie w ciągu ostatnich dwudziestu lat przeprowadzono rewaloryzację niemal wszystkich placów znajdujących się w śródmieściu. Zróżnicowanie funkcjonalne projektów placów spowodowało, że przestrzeń miasta zaczyna odpowiadać na różnorodne potrzeby mieszkańców, staje się więc konkurencyjną w stosunku do zewnętrznych dzielnic miasta.

The paper summarizes actions of undertaken in the city of Graz, the purpose of which is to maintain the housing function of the historic city center. One of the ideas is to improve the quality of public spaces through renovating town squares. Throughout the last twenty years, most of the squares in downtown Graz have been rearranged. The diversity of the projects allows them to respond to different needs of potential residents so that it may compete with other districts in attracting potential residents.

Warsaw historic downtown had been destroyed not only as a result of the world war II, 1939 - 1945 but also as an effect of later redevelopment. Building substance was demolished during the war, but urban fabric of the city, built up during centuries, was erased as a result of just one communist regime decree. Property lines separating private and public spaces - an urban pattern regulatory lines, vanished. As a result a historic pattern of Warsaw central area town squares and open spaces also disappeared. They were part of the layout of the XVIII c. Royal baroque Saxon Axis concept which together with the XIX c. developments became a part of public open spaces of the growing city. Post war reconstruction of this area, contrary to Warsaw old medieval town reconstruction, was based on the principal of composition of free standing building masses than on following of historically formed street pattern. It resulted in effect a creation of dispersed urban pattern of unidentified character which do not attract people to walk through. Large areas of previously busy, before world war II, Warsaw down town become empty during the weekends when offices and shops close. To counteract all these negative effects author suggests to reconstruct, where possible yet, previously existing buildings in their original form, not necessarily, and defined public open spaces, and to fill them with wide variety of services placed at the ground level in order to make the city more contained, and thus friendly to people. This still seems be possible but under the present situation of democratic rules it would require at least some public accord, but public opinion sometimes is unpredictable...
