An analysis of the results of cadastral land valuation in Saint Petersburg is presented in this article. Сadastral values are compared with the real market prices of land plots. This allowed us to justify the need to take into account the isolation of pricing processes in the identified zones for the calculation of land tax.

W artykule przedstawiono analizę wyników katastralnej wyceny gruntów w Petersburgu. Wartości katastralne zostały porównywane z rzeczywistymi cenami rynkowymi działek. Badanie pozwoliło uzasadnić potrzebę wyceny gruntów na cele katastralne odrębnie dla różnych stref atrakcyjności miasta.

W odniesieniu do nieruchomości gruntowych ze złożami kopalin w latach 2014-2016 Polska Federacja Stowarzyszeń Rzeczoznawców Majątkowych wraz z Polskim Stowarzyszeniem Wyceny Złóż Kopalin przygotowały projekt Krajowego Standardu Wyceny Specjalistycznego Wycena nieruchomości gruntowych ze złożami kopalin objętymi własnością nieruchomości gruntowej.

According to the new geological and mining law, mineral deposits are covered by land property rights, and therefore are treated as part of this land and valuated together. With regard to land with mineral deposits, in 2014-2016 the Polish Federation of Asset Valuators Associations (PFSRM) together with the Polish Association of Mineral Asset Valuators prepared a draft of the Specialist National Valuation Standard Valuation of land with mineral deposits covered by land property rights. It was accepted by the National Council of PFSRM on 12 December 2016 and recommended to be applied from 1 January 2017. The standard is a significant step in order to ensure the comparability and transparency of the valuation of such properties.

This work presents the approach which combines Lindenmayer's grammar and Bajerowski's method for finding the optimum usage of a land. Purpose of this approach was to build quick method, which can simplify using of cartographic method and includes algorithm based on natural growth. Result of proposed method is a computer program, which supports decision-making process of analyzing usage of a land. The approach gives possibility of starting from any point from a map and finishing in any derivation step. Therefore user can generate many findings quickly, especially in the form of a map, and compare them. It is also possible to find expansion of specified function of a land. Content of the paper is presented below. First, we discuss context-free parametric L-system. Subsequently we outline the Bajerowski's method. Next we present our approach with adaptation of Bajerowski's proposal and with our description of proposed L-system. We give also example of using our approach with some explanation. Eventually, we presented advantages of our system and possible future developments.

The paper presents the methods of agricultural grounds valuation. The considered grounds can be located under the water. Analysis involve the methods of costs for valuation of nurseries and grounds valuation. The application of presented comparative method gives correctness of estimation of analysed grounds.
