The suitability of a land plot in a real estate market could be identified as a good investment because the land plot is deemed as popular. This activity is important for economic growth, who is one of the sustainable development goals. Mostly, all research in this field is focused on sustainability as well as the opinions of professionals. However, this field should be explored from another side which is based on real geodata. Criteria and its weight are very important in decision support systems. The correct criteria can help in selection of the best real estate object for an investment, but it is not only useful but also and a challenging task that has not yet been solved. The methods of research are data graphical analysis, correlation, decision supporting systems, etc. The research aims at determining the significance of the connections and using them as the criteria in the selected decision supporting method. In addition, it will be determined which decision supporting method defines the most suitable object for investment. These new criteria are proposed for operation in the land use models. Furthermore, it has been identified as one criterion, which is significant in the urban and agrarian territories. Also it turned out, that the land plot is the most active when it is as far from a densely built-up residential territory as possible and as close to a school, and when the land plot is as large as possible.

The article analyzes the efficiency of land plot use in the event of its division based on engineering factors. The concept of a land plot and the process of its devision was determined. It was established that the division of land is made at the owner′s desire to separate one or more individual land plots. Thus, the land plot is considered to be divided into parts if each of the parts determined after devision may become a separate plot with further effective use of each of them. The possible options for the division of land were analyzed. It has been found that division (unification) of the land plot is made by developing of the technical documentation on land management concerning the division and unification of the land plot. It is possible to carry out this procedure only when the right to land is legalized. On the basis of experimental studies it was found that newly formed land plots became less compact in configuration after the division which affects the efficiency of their use. Therefore, it is necessary to develop common methods of land devision that will provide its effective use without creating inconvenience to the owners of land plots.

In Poland there are no uniform regulations and legal norms establishing the principles of space assessment aimed at determining the demand for land consolidation works. The article is an attempt to answer the following question: what factors are important today in determining the demand for this kind of works? The factors were set on the basis of professional literature and on a questionnaire conducted on a group of specialists in land consolidation and on farmers. The aim of the questionnaire was to examine the preferences of chosen land fragmentation factors. The survey was carried out in the Pasym commune, situated in the Warmia and Mazury Voivodeship. The results of the research show that the land fragmentation mostly depends on the number of land plots (parcels) in a farm, their distance to a settlement and the size of a land plot. The least significant factors in this respect proved: a size of a farm and its irregular shape. The research has confirmed a general tendency in spatial changes of small farms in the Warmia and Mazury Voivodeship.

Opracowana metoda optymalizacji wiejskiego układu gruntowego bierze pod uwagę dwa podstawowe kierunki poprawy rozłogu działek i gospodarstw: przybliżenie gruntów do siedlisk oraz wielkość i kształt działek. Podstawą budowy modelu optymalizacyjnego jest podział kompleksów scaleniowych na niewielkie paski elementarne oraz określenie odległości tych pasków od siedlisk gospodarstw. Ostatecznym efektem procedury optymalizacyjnej jest kompletna mapa numeryczna nowego układu gruntowego pozwalająca na zestawienie wymaganej dokumentacji ewidencyjnej. Pracochłonne procesy przygotowania danych, budowy modelu oraz jego rozwiązania zostały zautomatyzowane przy pomocy odpowiednich programów komputerowych, co umożliwia praktyczne stosowanie opracowanej metody. Zasady optymalizacji wiejskiego układu gruntowego zostały przedstawione na przykładzie wsi Wojków położonej w pobliżu Rzeszowa, scalonej w roku 2004. Efektem przeprowadzonej optymalizacji było między innymi dwukrotne zwiększenie średniej powierzchni działki oraz jej przybliżenie do siedliska o ponad 30%.

The developed method of optimisation of a rural land system considers two basic directions of improving the extension of farms and land parcels: decreasing distances between lands and settlement areas, as well as sizes and shapes of land parcels. Division of land consolidation complexes into small elementary fields is the basis for development of the optimisation model, together with determination of distances between those fields and settlement areas. The final result of the optimisation procedure is a complete numerical map, presenting the new configuration of lands, which allows to prepare the required land consolidation documents. Time and work consuming processes concerning data preparation, model development and solution have been automated with the use of appropriate computer software, what allowed for practical utilisation of the presented method. The rules of optimisation of a rural land system are presented using the example of Wojków Village, located close to Rzeszów which was consolidated in 2004. The final result of land optimisation was, among others, the double increase of the mean size of a land parcel and the decrease of its distance from the settlement area by more than 30%.
