W artykule przybliżono wybrane rozwiązania architektoniczne mające wpływ na efektywność energetyczną budynków wielorodzinnych blisko zeroenergetycznych – BWBZE. Na podstawie szczegółowych analiz 15 obiektów zrealizowanych w klimacie zbliżonym do polskiego wyłoniono strategie mające bezpośrednie zastosowanie w zintegrowanym procesie projektowym. Wskazano zarówno elementy i cechy, które można uznać za tendencje, jak i przypadki szczególne zrealizowanych BWBZE. Autorzy mają nadzieję, że opisane zagadnienia staną się przyczynkiem do zmian w projektowaniu zabudowy wielorodzinnej na miarę XXI wieku w Polsce.

The article presents chosen technological solutions that affect the energy efficiency of multi-family zero-energy buildings – MFZEB. Based on detailed analyzes of 15 buildings built in a climate zone similar to Polish zone, strategies that have direct application in the integrated design process were selected. Both elements and features that can be considered as trends as well as specific cases of MFZEB were indicated. Authors hope that the described problems will contribute to changes in the design of multi-family housing for the 21ˢᵗ century in Poland.

Celem artykułu jest zaproponowanie systematyki kryteriów zrównoważenia powiązanej z praktyką projektową i uwzględniającej złożoność środowiska mieszkaniowego. Na jej podstawie przeprowadzono studium przypadku unikatowego wrocławskiego osiedla. Ocena jakościowa współczesnych, miejskich struktur mieszkaniowych na podstawie zaproponowanej systematyki kryteriów zrównoważenia analogicznej do poziomów zintegrowanego procesu programowo - projektowego pozwala zobaczyć osiedla mieszkaniowe jako kompleksowe i powiązane na wyższym poziomie urbanistycznym w strukturze miasta. To z kolei pozwala zrozumieć i stworzyć bazę do kompleksowego rozpatrywania danych statystyczne i pomiarów fizycznych wybranych elementów lub obiektów (zużycia energii, czasu, koszty, intensywność użytkowania itp.). Systematykę oparto na wniosku z obserwacji i badań, że zrównoważenie poszczególnych budynków jest istotne ale jednostkowo nie decyduje o finalnej jakości środowiska mieszkaniowego rozpatrywanego jako całość funkcjonalno-przestrzenna. Jakość środowiska mieszkaniowego na przedstawionym przykładzie pokazana jest w nurt zrównoważonego rozwoju, uwzględniających na różnych etapach kryteria zaproponowanej systematyki. Istotą badania była obserwacja i analiza zrealizowanego środowiska mieszkaniowego, planowanego i projektowanego wg zasad zrównoważonego rozwoju. Zastosowano ocenę jakości środowiska mieszkalnego w kategorii studium przypadku na podstawie badań projektowych (design research) oraz analiz porównawczych.

The aim of the article is to propose a systematics of sustainability criteria related to design practice and considering the complexity of the housing environment. On its basis, a case study of a unique housing estate in Wrocław was conducted. The qualitative assessment of contemporary, urban housing structures on the basis of the proposed systematics of sustainability criteria, analogous to the levels of the integrated investment programming and design process, allows us to see housing estates as comprehensive and connected at a higher urban level in the city structure. This, in turn, allows to understand and create a basis for comprehensive analysis of statistical data and physical measurements of selected elements or objects (energy consumption, time, costs, intensity of use, etc.). The systematics is based on the conclusion from observation and research that the sustainability of individual buildings is important, but individually it does not determine the final quality of the housing environment considered as a functional and spatial whole. The quality of the housing environment in the presented example is shown as a result of program assumptions and the inclusion of the design process in the trend of sustainable development, taking into account the criteria of the proposed systematics at various stages. The essence of the study was the observation and analysis of the completed housing environment, planned and designed according to the principles of sustainable development. The quality of the residential environment was assessed in the case study category based on design research and comparative analyzes.

Rewolucja informacyjna oraz nasilające się problemy globalne oddziałują w coraz bardziej znaczący sposób na wszystkie dziedziny życia współczesnego człowieka. Sprawia to, że wymagania dotyczące otaczającej nas przestrzeni, mieszkania, usług rosną. Architektura jako nauka kreująca przestrzeń, wywierająca znaczący wpływ na społeczeństwo, musi stawić czoła tym wyzwaniom. Rozwój nauki oraz komputeryzacja spowodowały, że architekt dysponuje ogromnym wachlarzem oprogramowania komputerowego i narzędzi wspomagających proces projektowy. Nadrzędnym jednak czynnikiem jest zarządzająca struktura porządkująca proces, ułatwiająca decyzję oraz użycie konkretnego narzędzia w danym momencie procesu projektowego. W artykule podjęto próbę opisania oraz metodologii działania w celu stworzenia narzędzia optymalizującego, zarządzającego procesem projektowym.

The informatics revolution and growing global issues are increasing affecting all areas of modern life. This makes the requirements for the land management, housing as well as services grow. Architecture as the art and science of creating spaces, which has a considerable impact on society, has to face these challenges. The development of science and technology provided architects with a huge range of computer software and tools supporting the design process. However, the primary factor is the organizational structure ordering the creation process, which facilitates the decision-making process and the use of specific tools at the particular stage of project development. This paper attempts to describe the methodology and steps in the development of a tool for optimization, managing the design process.

Praca, na wybranym przykładzie, omawia formę przeprowadzonych na etapie koncepcji architektonicznej optymalizacji budynku. Wskazuje, jaki wpływ miały analizy różnych strategii odnośnie do wentylacji, ogrzewania, chłodzenia, poziomu komfortu i doświetlenia wnętrz, ilości przeszkleń i typów materiałów, na decyzje projektowe architektów i wytyczne stawiane przez inwestorów na etapie projektu budowlanego.

The work shows, on one example, how a building optimization was carried out during the design process of a single family detached house. It explains, what effect the analysis of ventilation, heating/cooling, thermal comfort and lighting strategies, have on the final architectural concept, as well as, how it influences the final costs of the building. The paper identifies the benefits fromof applying the use of an integrated building design process and the use of optimization tools on the building quality. The study is based on the design of thea single family detached house near Wroclaw. The proposed design process allowed to size thea great number of building elements in order to define thean equilibrium in between the building costs, energy consumption, comfort, functionality, durability and architectural quality, – thuswhich are the most of the criteria whichthat make thea building to be truly sustainable.
