The need of BIM technologies implementation to design companies

The aim of this article is to analyze BIM technologies need to the design companies. Increased effectiveness of design companies using BIM was assessed. Article discusses BIM design challenges, barriers, problems and solutions. In order to assess the need of BIM technologies for design companies right, 10 BIM programs using companies designers were interviewed. Also there were identified factors which influence design firms to implement BIM programs. According to the respondents the greatest influence of BIM software installation for their company had calculations of 3D construction. Furthermore, there was assessed the increased effectiveness of the design services using BIM. The paper discusses the BIM technologies need for the design companies. There was estimated demand for BIM technologies for micro company which carries out design work in Lithuania. When project ordering demand is moderate, company in not willing to expand and economical situation in the country stays the same, it is not profitable to implement BIM for ,,micro” company when it is not making complex projects.

Wartościowe i obszerne inwestycje w zakresie zamówień publicznych infrastrukturalnych w Polsce są często realizowane w formule "zaprojektuj i wybuduj". Najczęstszą zaś formą rozliczenia, którą wybiera zamawiający publiczny, jest wynagrodzenie ryczałtowe. Dodatkowo, umowy o roboty budowlane wydają się być skonstruowane w sposób definiujący znacznie zaburzony podział praw i obowiązków pomiędzy zamawiającym, a wykonawcą czy projektantem. W wielu przypadkach następuje zachwianie równowagi skutkujące prawie całkowitym transferem odpowiedzialności i ryzyka na wykonawców. Autorzy pragną przedstawić sytuację w jakiej znalazły się firmy wykonawcze i projektowe, zdiagnozować przyczyny jej zaistnienia oraz przedstawić możliwe rozwiązania prowadzące do powrotu do równowagi w relacjach przedsiębiorstw z zamawiającym publicznym.

Conceptual and design stages are two of most important stages that decide how the construction project is realized. However, theses stages are commonly underestimated, especially as investment budget factors. Furthermore, these stages are crucial for design companies and their strategic and operational decisions taking into account financial factors such as profitability, costs, cashflow etc. The evaluation of design works could be much more complicated than the evaluation of construction works based on design. The specific example is optimisation of tendering within contracts in the Design & Build formula where a design company becomes a subcontractor and depends on General Contractor whose aim is to cut costs on its subcontractors. Such situation is much more risky and uncomfortable than cooperation with public or private investor. Furthermore, the authors diagnosed and described the reasons of the problems connected with the implementation of the "Design and Build" formula within execution stage of the infrastructure contracts.
