Materiały budowlane powinny charakteryzować się takimi cechami, które zapewnią, że obiekty, w których zostane wbudowane będą spełniały wymagania dotyczące właściwości użytkowych. Zdolność danego materiału do spełniania wymaganych funkcji przez określony przedział czasu, w warunkach oddziaływania określonych czynników, nazywana jest trwałością. W artykule przedstawiono zespół czynników niszcząch materiały i obiekty budowlane. Wiele budowli z racji swego przeznaczenia narażonych jest na wpływy środowiskowe, często bardzo agresywne. Dlatego niektóre obiekty winny być chronione w sposób szczególny. W artykule przedstawiono problemy związane z utrzymaniem obiektów budowlanych, ze szczególnym uwzględnieniem zasad zrównoważonego rozwoju. Przedstawiono także ogólne wymagania w zakresie rozwiazań strukturalno-materiałowych obiektów budowlanych, podstawy diagnostyki, a także główne zasady ich rehabilitacji (przywracania do stanu właściwego ). Opisano naprawy niekonstrukcyjne i konstrukcyjne. Przedstawiono także ogólne zasady stabilizacji i wzmacniania konstrukcji budowlanych.

Building materials should have such properties that buildings, in which they are used, would have needed utility properties. The ability of building materials to fulfil required functions for a certain duration of time under action of definite factors, is called as durability. Requirements for necessary dura- bility of structure are fulfilled when all tasks performance, strength and stability are satisfied, during the whole life-time without substantial reduction of its utility and excessive unforeseen costs of maintenance. In the article principles of diagnostic of buildings in enviromnent submitted to different destructive influences are presented. The outline of problems connected with maintaining structures, taking into consideration the principles of sustainable development was discussed as well. The influence of building process on the enviromnent begins on the moment of starting building works, and it ceases on the moment of demolition of the structure and utilization of what is left of it. General requirements of structural-material solutions of structure, basis of diagnostic and repair and rehabilitation methods of building structures, were presented as well.
