W artykule zaprezentowano problematykę dokładności określenia wartości nieruchomości w podejściu porównawczym, metodą korygowania ceny średniej. Opisano podstawy metodyczne określania wartości nieruchomości w podejściu porównawczym metodą korygowania ceny średniej. Do oceny dokładności określenia wartości nieruchomości zaproponowano wykorzystanie metod statystyki matematycznej. Podano formułę matematyczną pozwalająca na określenie miary dokładności. Proponowaną metodę zweryfikowano na przykładzie danych z lokalnego rynku nieruchomości.

In the article one presented the problems of the exactitude of the qualification of the value real property in the comparative approach, with the method of correcting of the average price. One described basic methodical qualifying of the value real property in the comparative approach with the method of correcting of the average price, To the estimation of the exactitude of the qualification of the value of real property were proposed the utilization of methods of the mathematical statistics. One gave the mathematical formula letting on the qualification of the measure of the exactitude. Proposed method was verified on the example given from the local property market.
