The transaction price of a land property with commercial buildings depends on both its quantitative and qualitative attributes. Quantitative attributes include surface areas of plots of land and usable floor spaces of premises and buildings with various intended purposes, as well as values of rents. Qualitative attributes are represented by the global attributes of these properties. In the analysis of the land property market with commercial buildings, all pairs that relate a transaction price to individual attributes are considered. The market value prediction is based on multiple regression analysis for a two-dimensional random variable, represented by the price and the predetermined attribute. The final market value of the property being valued is calculated as the weighted average of the market values predicted for each attribute. This research paper presents the procedure for determining the market value of land with commercial buildings, which falls within the method of statistical analysis of the market. The derived formulas and substantively justified algorithms may be the basis for market analysis and estimation of the market value of such land. This procedure has been thoroughly verified using two practical numerical examples.

The article explores the issue of the function of shopping centres, in particular the analysis of the impact of their presence on society and the local development of cities and regions. Regarding the empirical aspect, the examples of Poznań (Poland) and Varna (Bulgaria) will be presented. As a result of similar socio economic conditions and joining the European Union at almost the same moment, all comparative studies reflecting preferences and market reactions seem both viable and interesting. In addition, the two cities chosen for the studies occupy a similar place in the hierarchy of the settlement network in their countries. They are large, well developed centres that attract the attention of investors from various segments of the real estate market. The research is part of the modelling of preferences of shopping centre customers areas, which in particular supports the investment decisions of developers operating in the analysed real estate market, and at the same time permits a diagnosis of social satisfaction. A derivative of the research is also the reconstruction of the effects of the functioning of largescale shopping malls in two Central Eastern European countries.

Sektor nieruchomości komercyjnych charakteryzował sie do niedawna wysoką dynamiką rozwoju. Sytuacja ta uległa zmianie na poczatku 2009 roku, kiedy to pojawiły sie pierwsze symptomy spowolnienia gospodarczego w Polsce. Obecnie dynamika rozwoju tego sektora uległa znacznemu spowolnieniu, wciaż jednak realizowane są różnorodne projekty inwestycyjne, zwłaszcza w obszarze inwestycji infrastrukturalnych (np. budowa dróg) oraz dużych obiektów handlowych. Wzrastający poziom konkurencji pomiędzy podmiotami zajmującymi sie realizacją projektów inwestycyjnych w analizowanym sektorze wymusił na nich konieczność wprowadzenia zmian służących poprawie efektywności i skuteczności ich funkcjonowania. Jednym z czynników umożliwiających wzrost efektywności tych przedsiębiorstw są działania o charakterze szkoleniowym, skierowane do grupy osób zarządzających projektami inwestycyjnymi w sektorze nieruchomości. Niniejszy artykuł służy ocenie efektywności działań szkoleniowych, którymi objęte są osoby zaangażowane w realizacje projektów inwestycyjnych w sektorze nieruchomości komercyjnych. Badaniem objeto zarówno menedżerów projektu, jak i pracowników wykonawczych zespołów.

Commercial real estate sector in Poland, up till recently one of the most dynamically developing part of the economy, has suffered significantly as a result of the economic crisis and has been forced in a result to seek and implement changes focused on increasing the competitiveness and effectiveness of its activities. One of the methods used to achieve these goals is to implement training activities. Based on a survey study, purpose of this paper is to conduct an analysis and perform an assessment of training initiatives and activities targeted at employees directly involved in investment projects execution in commercial real estate sector. It presents research conclusions related to: the process of training initiative planning or performing, the issues and effects of training as well as guidelines for enterprises in the sector.

The classification system for Belarusian office buildings (business centres) is presented in the article. This classification system takes into consideration lots of factors estimating the quality of a specific building. It is based on the comparison of building class assessment approaches which are applied by different companies in the Republic of Belarus and in the surrounding countries. The approach to business centre classification, presented in the article, appears to be the most reasonable one for the Belarusian developing market of commercial real estate.
