Tematem artykułu jest zabudowa mieszkaniowa realizowana w formule co-housingu, która jest oparta na współpracy mieszkańców oraz na bliskich relacjach sąsiedzkich. Co-housing uwzględniający potrzeby senioralne w ramach projektowania uniwersalnego może odpowiadać potrzebom w sferze socjologicznej, szczególnie wzmocnić poczucie bycia potrzebnym oraz ograniczyć poczucie samotności.

The paper deals with possibilities of the neighbours’ care and its social impact for senior residents in architectural schemes realized on a way of collaborative housing. Demographic data reveals that the percentage of Poles in retirement age shall grow up as well as their percentage in total amount of housing units. Recent housing stock does not provide an ease of access, both in physical and financial way. In the quest for housing solution, collaborative housing seems to be an interesting alternative as it may not only provide habitance space, but also bring social benefits along.

This paper is a continuation of the paper entitled “Collaborative Housing Perspectives in Poland. Definition, Historical Overview and Examples” and it describes the possibilities of implementation of collaborative housing in Polish conditions. In the paper, apart from legal constraints, the author also describes the benefits of collaborative housing, because as far as benefits of building homes in the construction group system, co-operative or co-housing seem to be quite well diagnosed for the inhabitants, the benefits for the city - which, based on the author's studies, are huge - are not described well enough.

Artykuł stanowi kontynuację artykułu „Perspektywy oddolnego budownictwa mieszkaniowego w Polsce. Definicja, zarys historii oraz przykłady” i stanowi opis możliwości implementacji oddolnego budownictwa mieszkaniowego w warunkach polskich. W artykule oprócz uwarunkowań prawnych opisano także korzyści związane z oddolnym budownictwem mieszkaniowym, o ile bowiem zyski dla mieszkańców płynące z budowy mieszkań w systemie grupy budowlanej, kooperatywy lub co-housing wydają się być względnie rozpoznane, o tyle korzyści dla miasta, które jak wynika z przeprowadzonych przez autorkę artykułu badań są bardzo duże, nie są jeszcze wystarczająco dobrze opisane.

In this paper the author describes the phenomenon of collaborative housing, provides its definition, historical outline, systematics and variants, and presents selected examples of this kind of housing from Western European countries (Germany, Switzerland, the Netherlands), where collaborative housing has been successfully developing at least since the 1970s. This paper, together with the paper that follows it, entitled: “Collaborative Housing Perspectives. Potential, Barriers and Legal Possibilities in the Polish Conditions”, constitutes a monographic study of the problem of collaborative housing in Poland. This paper constitutes part one of the study.

W artykule opisano zjawisko oddolnego budownictw mieszkaniowego, jego definicję, zarys historii, systematykę i warianty, oraz zaprezentowano wybrane przykłady tego typu budownictwa pochodzące z krajów Europy Zachodniej (Niemcy, Szwajcaria, Holandia), gdzie oddolne budownictwo mieszkaniowe rozwijane jest z sukcesem co najmniej od lat 1970. Artykuł wraz z artykułem po nim następującym, pt. „Perspektywy oddolnego budownictwa mieszkaniowego. Potencjał, bariery oraz możliwości prawne w warunkach polskich” stanowi monograficzne ujęcie problematyki oddolnego budownictwa mieszkaniowego w Polsce. Artykuł stanowi pierwszą część.
