Tematyka budownictwa deweloperskiego od lat dominuje w dyskusjach publicznych dotyczących zabudowy miast. Poruszanymi tematami są zarówno rosnące ceny nieruchomości, jak i architektura nowych budynków, „zabetonowywanie” miast oraz tzw. patodeweloperka. Twórcy neologizmu „patodeweloperka” pragnęli określić nim wiele niepożądanych efektów, skutków oraz nadużyć występujących w działalności deweloperów, takich jak budowa mieszkań o nadmiernie skompresowanej powierzchni, tzw. mikro kawalerek, lokali o skrajnie niefunkcjonalnych, czy wręcz kuriozalnych rozkładach itp. Z drugiej strony podstawowym czynnikiem sukcesu inwestycji deweloperskich i wyboru inwestycji przez klientów jest lokalizacja. Celem artykułu jest analiza zależności architektury inwestycji deweloperskich od lokalizacji i dotyczy krakowskiego rynku mieszkaniowego.

The subject of development construction has been a dominant topic in public discussions regarding city development for years. The topics discussed include rising real estate prices and the architecture of new buildings, "concreting" cities and the so-called "Pato-developer". The authors of the neologism "path developer" wanted to define with it a whole range of undesirable effects, consequences and abuses of activity occurring in the activities of housing developers, such as the construction of apartments with excessively compressed space, the so-called micro-studios, premises with extremely non-functional or even bizarre layouts, etc. On the other hand, the main factor for the success of development investments and the choice of investments by customers is the location. It seems an interesting problem to answer the question whether a good location is correlated with good architecture and investment planning. The analysis will concern the Krakow housing market.

The article discusses the role of natural space elements in formation of attractiveness of the urban environment of small towns. Meaningful use of natural elements is necessary for development of a strategy of formation of the urban space attractiveness and can become an important source of it. Natural surrounding also impacts the urban development structure itself, characteristics of architectural objects and spacial visual communication of a small town and its suburbs. Using available natural characteristics, as well as purposeful introduction of elements of wildlife and inanimate nature into the urban space has an essential impact on the increase of the number of visitors and tourists in the town and dissemination of information about it.

Small towns of Lviv region possess large but undeveloped potential for the formation of architectural attractiveness of environment. The issue of arrangement and functioning of pedestrian spaces is of particular importance for such settlements. Despite of large cities, there is a unique possibility for small towns to sightsee using waking tours. This is particularly important for transit towns, where waking tour may also become a pleasant rest during a trip. Such towns require comfortably equipped pedestrian routes including observation decks and informative means of visual communication, elements of architectural and landscape design, which are able to play the role of the major attraction object for the town visitors.

It is very typical for a modern city and especially a smaller town to become a spot of a particular tourist attraction due to its economic and cultural factors. This applies to towns of Lviv regions in Ukraine, owing to historic reasons as well as to the specific geographic location, their culture and architecture acquired special features. The Polish state contributed much to the distinctive character of their town dimension. The architectural buildings and monuments constructed between the fourteenth and nineteenth centuries are the important elements of the town dimensions of Lviv region. These elements play the vital role in the formation of town architectural attractiveness.
