The analysis of the construction market of individual dwelling houses in Lithuania has revealed that a great deal of houses are not completed. According to Statistics Department, the share of not completely built houses in 2001 was 2.5 % of the total amount of dwellings. Among the reasons of incomplete construction the choice of an ineffective project or the deviation from the project, obsolete technologies, not properly evaluated finaneial risk as well as the economic situation of the country may be mentioned. Based on the analysis of decision support systems developed by Lithuanian and foreign researchers, the authors offered a decision making model to be used at the design stage of individual house construction. Since this is a complex problem, the authors suggest that architectural, structural, functional, siting and financial aspects should be considered at this stage. The structure of the model is based on multicriteria decision synthesis approach allowing to integrate the above processes and projects into a single decision. The model is intended for construction firms as a means of interaction with customers. A case study relating to the evaluation of an actual project of an individual dwelling house is provided.
