Financial impact of locating wind power plants in the agriculture area

In this article the estimation procedure of financial impact of adopting the local spatial development plan for wind power plants is presented. Using the basic property valuation methods, especially from the range of income and comparative approach, the calculation was made on the selected part of the local plan, where wind turbines are installed. Basing on the deep real estate market analysis, author proposes the method of financial impact evaluation, related with an increase of decrease of the real estate value. Presented procedure is universal and can be applied in this type of tasks. The article contains the analysis of spatial development issues related with location of wind turbines. Also primary problems concerning the introduction of the possibility to locate the wind turbines in local spatial development plan, were discussed. The specifics of planning documents prepared for locating the wind turbines comes from much wider participation of local communities in the preparation and approving the local plan or local study. The value of the financial impact prediction, prepared for the use of local spatial development plan needs to be underlined.
