Design, work quality and use errors are the main causes of the wear of small thickness structural elements such a balconies. The most important of them are: bad profiling of the surface lager of the balcony slab; its deffective mounting (sloping to the wall); inappropriate or no water insulation of the slab and inadequate profiling of its edges; the problem how to effectively insulate the spots vital for life time, namely the slab-wall, slab - balcony's door, and anchoring railing pole in slab; reduced concrete strength; inadequate thickness of the concrete covering of the reinforcement; totally corroded or lacking edging tin. The wear process in enhanced by other objective factors such as long-lasting, adverse weather conditions, environmental pollution and long use without overhauls (repair). Based on the analysis of the technical condition of more than a thousand balcony cantilever slabs of Rzeszów housing co-operatives, it may be said that the slabs are mostly in a very bad state or almost in an emergency state. This is because of the advanced concrete and reinforcement steel corrosion (peeling and falling, off the concrete of the balcony slab edges poses a serious threat to people. Varied ways of repairing the structure, relevant to the degree of its dilapidation (failure) were planned. The repair was always preceeded by hammering off the corroded concrete, cleaning the reinforcement and, if necessary, the reinforcement was completed. In the case of large areas of plate to be hammered off and in the case of total hammering, an extra steelstructure was used to support the balcony. The repair itself consisted in cleaning and renovating the reinforcement, making the contact layer filling up the loss with ready made repair mortar. In the case of large hammered surfaces using the concrete modified with polymer. Then the tin work and polymer mortar pour-out were done. An epoxy resin layer with quartz dust was put on which, at the same time, was a water insulation layer. The repairs were based on the ADDIMENT, POLYMENT and COMPACTA systems.
