EN

The estimation of building technical state has been commonly done by using degree of technical wear, so far. The estimation process does not take into account the functional value. Nowadays, the functional value has become a very important factor, when it is necessary to make a decision about farther ways of building exploitation. In the article, it is postulated to do estimation of building technical state with taking into account the ability of a building to fulfil functional requirements. The own suggested method of problem solution has been preceded by system projection of building exploitation process and it has been also given an example of estimation of an apartment house deterioration.

Ocena stanu zachowania budowli jest dotychczas tradycyjnie wyrażana przez stopień zużycia technicznego. W ocenie pomijana jest wartość użytkowa, która ma obecnie coraz większe znaczenie w podejmowaniu decyzji o dalszych sposobach eksploatacji budowli. W artykule postuluje się ocenę stanu zachowania budowli przy uwzględnieniu jej zdolności do pełnienia wymaganych funkcji użytkowych. Własna propozycja rozwijania zagadnienia poprzedzona została systemowym odwzorowaniem procesu eksploatacji budowli oraz zilustrowana przykładem oceny zużycia budynku mieszkalnego.
