The redesigning and revalorisation of city centres of old towns remain an extremely complex task. Up to this day, development of the, as a rule, quadrangular blocks gives rise to numerous controversies. Such configurations reflect nineteenth-century and earlier economic and political structure, the inner division of the quarters into lots did not leave any free space, and in extreme instances the striving towards their maximum development led to unfavourable residential conditions. The presented study is a synthesis of the experiences of the author who heads a team involved in projects for the redesigning and revalorisation of the region of Bema Square, Drobnera Street and Jedności Narodowej Street in a nineteenth-century district in the northern part of the City in Wrocław. The foundation of the town was associated with a crossing of the East-West trade route along the Odra with the so-called amber route (North-South), running through the isles on the Odra and the discussed region (today: Bema and Poniatowskiego streets). In the second half of the tenth century Wrocław found itself within the frontiers of the Polish state; the development of the castle-town on Ostrów Tumski and the surrounding settlements lasted until the twelfth century (Jedności Narodowej Street is an old route leading towards Central Poland). From the thirteenth century the town grew on the left bank of the Odra. The sixteenth century witnessed the formation of the main streets and the development of the northern suburb, including the aforementioned Jedności Narodowej Street - the main commercial street of the district. In the mid-eighteenth century, after the incorporation of Wrocław into the state of Prussia, this area was designated for the construction of bastion fortifications at the cost of tearing down a considerable part of the existing development. Successive changes - after 1810 the town fortifications were demolished upon an order issued by Napoleon - enabled an intensive development of the former fortification terrains. This was the period in which the remaining streets in the northern suburb were shaped. The 1880s marked the beginning of intensive construction initiatives which lasted until 1914. In the area under discussion they denoted the establishment of Św. Macieja Square; a considerable part of the lots was redesigned or, after demolition, received a new, five-six-storey frontal development. The rear parts of the lots were also energetically developed. After the war, which to a considerable extent spared this part of town, the whole district, and especially Jedności Narodowej Street, became one of the main trade streets in the district. Gaps in the development were supplemented with ground-floor service buildings. An East-West communication route, i.e. Drobnera Street, was delineated during the 1970s after redesigning the communication configuration of the town, which necessitated further demolition. An architectural competition for development along the new communication thoroughfare was announced in 1982. In our conservation work we accepted the principle of supplementing compact development both along the already existing and the newly delineated streets, and the revalorisation of the historical town fibre, with greatest emphasis placed on harmony with the surroundings well as the retention of the scale and character of the development. The characteristic feature of the discussed region is its varied architecture. The non-rectangular configuration of the streets, which is the outcome of historical conditions, creates interesting vista axes. The proposal of introducing supplementary residential and service development along the already existing and newly designed streets takes into consideration the communication configuration and planned corrections in the regions of Dubois and Poniatowskiego streets. The quarter-peripheral development adjoining the streets, on their other side creates residential nests concentrated around housing estates. The living conditions will be improved not only by revitalising the existing residential fibre, but also by removing from inside the quarters all industrial-storehouse objects which are in an unsatisfactory technical condition. The newly created rows of buildings (envisaged as residential-service structures) were designed in a cellular configuration (in exceptional cases - galleries), with a predominance of ventilated flats, analysing the solar conditions of the development so as not to deteriorate the residential merits of the existing buildings, but to additionally raise their standard while aiming at its concurrence with binding legal regulations.
