Building and modernization of transport infrastructure causes many consequences, which influence socio - economical development of region. Traditional studies of regional development are based on the assumption, that a close relationship exists among a transport accessibility and socio - economical growth. Nevertheless, as the literature shows, there is a lack af a coherent methodology for analysis of relations between land use system and transport system in an economical frame. The article presents the synthetic review of methods of investigation the socio - economical effects of transport infrastructure investment: from early theories of industrial centers location to currently applied spatial interaction models.
