W niniejszym artykule przedstawiono problemy ewolucji urbanistycznej amerykańskiego miasta Phoenix. Scharakteryzowano poszczególne etapy podejścia do kształtowania zabudowy mieszkaniowej oraz roli centrum miasta. Po latach lekkomyślnego gospodarowania przestrzenią i degradacją obszaru centrum, nastąpił powrót do sprawdzonych wartości miast europejskich. Jednym z efektów stała się rehabilitacja publicznych przestrzeni centrum Phoenix.

The paper demonstrates a difficult urban evolution of a modern American city by characterizing stages of suburban development and significance of the city center. After decades of indiscriminate wasteful land use which caused the degradation of the city center, Phoenix is reborn based on tried European urban schemes. The downfall did contribute to the rehabilitation of the urban nucleus - the city center.
