Review of methods for preparing technical due diligence reports for the purchase of commercial real estate

Wartość transakcji na rynku nieruchomości komercyjnych w Polsce w 2023 roku wyniosła 1,83 mld EUR zgodnie z raportem [1]. Na powyższą kwotę składały się 73 transakcje zrealizowane w sektorze biurowym, przemysłowym i handlowym. Każdej transakcji przeważnie towarzyszył proces przygotowywania raportu technical due diligence (TDD), podczas którego był weryfikowany stan techniczny danej nieruchomości oraz wszelkie urzędowe dokumenty dotyczące realizacji i utrzymania budynków będących przedmiotem transakcji. Celem niniejszego artykułu jest przegląd metod przygotowywania raportów TDD przedstawionych w dostępnej literaturze.
The value of transactions on the commercial real estate market in Poland in 2023 amounted to EUR 1,83 billion according to the report [1]. The above amount included 73 transactions concluded in the office, industrial and commercial sectors. Each transaction was usually accompanied by the process of preparing a technical due diligence (TDD) report, during which the technical condition of a given property and all official documents regarding the construction and maintenance of the buildings that were the subject of the transaction were verified. The aim of this article is to review the methods of preparing TDD reports presented in the available literature.
