The city character of a contemporary housing estate is determined by - apart from, among other things, factors of a social and economic nature - a number of functional and compositional factors. The basic one is to take a broad urban context into consideration - to create proper connections between a complex and a city system by means of vehicular transport, to provide for access to public transport, to create adequate connections through pedestrian transport inside and outside a complex, to consider the natural values of an area, its form, physiography, landscape and the existing cultural environment in the process of shaping a complex, etc. However, urban composition has long been a crucial factor in deciding the city character. Appropriate development of public spaces and the attractiveness of a programme will also play important roles. In democracies, the influence of future residents or their representatives on accepted functional, aesthetic and compositional solutions is quite significant, too. Individually shaped architecture, which satisfies the sense of beauty and harmony with the surroundings, enables one to identify with one's dwelling place. Only holistic group of factors can produce a feeling of tidiness in the space that surrounds man and make it his own territory. The presented design of an Academic Estate in Cracow, which is being realized, is located on the unused grounds of the former airport at Czyżyny and on the borderline of two zones of city investment of Old Cracow and Nowa Huta. It sets an example of a housing estate with city features due to: a specific urban composition, proper shaping of housing and service urban interiors, of streets and squares, attractive shaping of public spaces, a diversity of service and recreational programmes, a successful connection of the net of road traffic and public transport to the city. At the same time, it has values close to the idea of a garden city thanks to the elimination of vehicular traffic from the inner part of the urban complex, the priority of pedestrian and bicycle transport and the domination of green areas, which gives desirable living and relaxing conditions.
