The efficient process of enacting the local plans for the entire area of Szczecin city is going to generate a sustainable development and significantly increase the city budget. There is a lot of areas which could be efficiently used for the spatial development. The new investments of housing, production, infrastructural and commercial estates could generate a real financial benefits for the city budget. In fact of an urgent need of sustainable spatial development, taking advantages of the existing infrastructure and growth of the city budget, the legal opportunities and incentives for historical areas development should be the prior goals for the city spatial policy. The economical effects of enacting the local plans, which create an opportunity to build a new city structure, result in a positive balance in the city budget. The minimum income for the city budget is an increased real-estate rate.
