BIM (ang. Building Information Modeling) to proces umożliwiający tworzenie cyfrowego bliźniaka obiektu budowlanego.

BIM (Building Information Modeling) is the process by which the idea of a digital twin of an existing or planned building can be approached. The process involves the extraction of data and information in a 3D digital model that aims to reflect reality as closely as possible. Typically, at the design stage, the BIM model is used to perform various analyses, simulate construction, and for existing buildings to plan renovations or ongoing maintenance. The general concept of BIM is that a virtual model accompanies a building object throughout its life cycle and, as far as possible, should faithfully represent the actual state of the object. From this perspective, the paper presents selected best practices in the modeling and management of a building facility. The research uses models and standards from selected companies working at different levels of BIM maturity.

Digital twin technology is revolutionizing the architectural and construction industries by offering a live, data-driven digital replica of physical buildings. Unlike static 3D models, digital twins evolve with time, integrating real-world data captured from sensors, IoT devices, and user inputs. This enables stakeholders to monitor, analyse, and optimize building performance in real-time. The power of digital twins lies in their ability to bridge the physical and digital worlds, allowing architects, engineers, and facility managers to simulate scenarios, track changes, and predict future behaviour of structures based on historical and real-time data. In architectural design and facility management, digital twins extend the capabilities of Building Information Modelling (BIM) by incorporating live feedback loops, allowing professionals to go beyond documentation and into predictive modelling. When paired with platforms like Revit and AutoCAD, and enhanced with technologies such as point cloud scanning, digital twins become powerful tools for renovation, retrofitting, and complex site analysis. This technology is particularly valuable in smart building development and urban planning, offering real-time visibility into energy use, occupancy, system performance, and lifecycle optimization. As this innovation matures, it is setting a new paradigm for how buildings are designed, constructed, operated, and maintained across their full lifecycle.

This article explores the impact of changes to the tools used in Building Information Modeling (BIM) technology on the efficiency of creating technical drawings in residential building projects. The study analyses how modifications to these utilities affect the time requisite to produce architectural documentation. The authors focused on the most commonly used BIM tools for this purpose. BIM technology significantly accelerates the construction industry’s creation of project documentation. Owing to its integrated structure, BIM software has the potential to improve further the tools used for specific design tasks. Three residential building projects with similar components were developed to identify the benefits of the proposed improvements. Virtual building models and their documentation were created using computer scripts that simulated work in two versions of the BIM environment: the default and customized. This method excluded delays and ensured the achievement of objective results. The time demanded to complete the drawing documentation for a single-family house in the customized BIM environment was 49.87% shorter; for a multi-family building, it was 36.54% shorter; and for a building complex, it was 79.74% shorter. To compare the benefits derived from the changes against the time invested in modifications, experienced BIM users were tasked to model one of the projects, and their work time was measured. The outcomes were then averaged and juxtaposed with the time obtained by the computer, establishing a ratio between human and computer performance. The an assessment of the cost-effectiveness of these modifications. In the cases studied, customizing the BIM environment proved advantageous for buildings accommodating a surface area of 600 m2. Such a substantial modification process is typically required only once, with subsequent projects benefiting from the already-developed environment, leading to further time and cost savings. The results confirm that it is worthwhile to customize BIM tools and cultivate more profound software knowledge. The method described is one of the few that precisely demonstrates the tangible benefits of using BIM technology.

Ułatwi on dostęp do danych historycznych, artystycznych i naukowych, co doprowadzi do skuteczniejszych ocen i zaleceń dotyczących dziedzictwa.
